Since the NIMBYs (and the city for that matter) have circled their wagons to keep downtown development from crossing I-35, the south side of the river is the most logical growth corridor.

Plan advances to create more Capitol View Corridors in Austin — with major exception

The corridor that would affect the redevelopment of the Brackenridge hospital site is on hold for now at Austin City Council City's direction.

Council voted Thursday evening to direct staff to study creating four corridors that slice east of the Texas Capitol, while delaying action on the Brackenridge corridor. The Capitol View Corridors are invisible lines drawn years ago that restrict building heights in order to preserve views of the Capitol building from various parts of town.

The vote to move ahead with four corridors was unanimous while the amendment excluding the Brackenridge corridor was approved 8-3. The corridor affecting Brackenridge will be considered again by Council on March 2.

Where did you see it say 14 floors? It also says they're planning 10 residential units. On page 42 of one of the downloads, it says it'll be up to 195 feet at its maximum.

A list of other notable buildings nearby of similar height:

The Catherine, 210 Barton Springs Road - 209 feet with 19 floors
Hyatt Regency, 208 Barton Springs Road - 184 feet with 18 floors

On page 11 of the 02/09 attachment there's this:

The PUD submission proposes to develop the site to the density that is modeled in the SCW Plan scenario.
There was another comment - maybe in the 12/30 formal submittal - that office was the primary use for the site although there would be retail and a minimal residential component. The 195' they are seeking is about what a 14-story office building would have. It's not clear if the residential portion would be in the 195' building or not.

Beautiful, but none of the background buildings seem to be the massing of anything we currently have.

This is more than likely a concept design - not a real project.

However, if that is a "real" project for downtown Austin, then we may be on the cusp of a higher tier in architecture/aesthetics of new towers.

Does anyone know an employee at Studio M?

I'd love to see this building realized somewhere downtown. Would fit the Ballet Austin lot perfectly. That area would be so dense!

Capitol View Corridors

The things we do to comply with regulations:

I worked at a place that was studying the Mopac South Expansion. The expansion required sound walls next to residential properties, but the sound wall would've been in the Zilker House CVC.

The idea of a clear soundwall was presented and later modified by the biologist to have vertical pinstripes so the birds wouldn't fly in to it.

So in five years, when someone asks you what that stupid clear plastic wall with lines is for, you can tell them.

Looking at their other projects, there could be some validity to the Austin concept, but I'm skeptical as well.

They are based out of Carmel, IN (north suburb of Indianapolis), and most of their local projects featured have been developed (City of Carmel police/courthouse, TireRack, Roche Diagnostics) or have been sites that were recently bid on or in development (Block 20, Broad Ripple site).

However, Studio M isn't a top-tier firm, even in Indy, so I'd be curious how they were tapped if this is a real project. http://www.ibj.com/lists/architectural-firms

Simon Properties is headquartered in Indy. So if there's a real project here, they may be involved given the parochial nature of the design firm.

Crane nerd alert. Not too many Luffing cranes make an appearance on the Austin Skyline. Recent projects that have used one are Seven, Aloft & Element and the god awful end of the world ugly Hyatt Hose. But this E. 6th St. propject will be using one to decrease the crane swing.
