Developers to build new Jersey City public school

Details of the residential development that would accompany the new school have yet to be revealed. The city Planning Board is expected tonight to approve changes to the Paulus Hook Redevelopment Plan that would allow the developers to build as many as 750 new apartments on the site. Paulus Hook Towers has 308 units.




In the words of the radio personality and record producer DJ Khaled, "Another one."

The Paulus Hook Tower, with its 308 units, is 23 floors. 70 Columbus, a 50-story building, has 545 units. 90 Columbus, a 50-story building, has 643 units. 99 Hudson, a 79-story building, has 781 units... At 750 units, sharing the site with a public school, I'm thinking 50 floors is a very safe bet.

That would be great. I wonder if it will be the size and height of phase 1 of Journal Squared. 50-60 floors would be nice.

Nice to see yet another major tower along Columbus. And, yeah, looks to be 50-60 floors.

Does not include mechanical space at the top. My guess is right around 600ft.

1-60 story max. If they go for the max, we could be looking at 800 ft depending on the use. Given the area, a mixed used would be sweet and of course, demand a competitive and stellar design. Looks almost equidistant between Grove Street and Exchange Place.

It's possible. It all depends on how high they want the ceilings. There is no way there not doing max 60 and 750 units. It would be leaving money on the table. That area of town is demonstrated to be hot hot hot. 50 Columbus leased up a year faster than estimated. That's incredible.

I agree. Milk the units as much as they can. Anything in that 500k - 1.5 mil range or if renting, $1900-$3000 is a gold mine in terms of demand. Plenty of units, and a hotel incorporated I think will yield the best results. Also draw upon the 60 million plus visitors per year to NYC and growing fast.

And like you said, neary projects are selling and fast.

25-year tax break on tap for new Downtown Jersey City tower

The $364 million tower will include a new public school for pre-k, kindergarten and first grade students, a 200-student facility touted in September by Mayor Steve Fulop as an "innovative" public-private partnership that provides the city with a new school "without spending a dime."

City spokeswoman Jennifer Morrill said the redevelopment bonds, which allow the developer to fund a project using municipal interest rates, will pay for costs related to the new school, which will be given to the school district for $1.

The 52-story tower, to be located at Columbus Drive and Washington Street, adjacent to the 23-story Paulus Hook Towers, will include a 416-space parking garage and more than 18,000 square feet of commercial space. Most of the units will be market rate and 37 will be set aside as affordable for residents making no more than 80 percent of the county's median household income, which is $59,741.

Construction is expected to start in July and complete in January 2020.

The project is a joint venture of L+M Development Partners and Low-Income Housing Corporation. L+M is behind the development of the old Hahne and Co. building in Newark and is also part owner of Paulus Hook Towers.

The abatement could save the developers as much as $71 million over the course of 25 years. A spokeswoman for the developers notes that revenue from the abatement -- about $1.1 million in the first year -- would be many times greater than the property's current tax, which is about $51,000.

Plans for new Jersey City towers approved

New Tower With Community Benefits Approved for 25 Columbus Drive

Last year, Jersey City paved the way to add another piece to its skyline and in the dog days of this year’s summer, final approvals were granted for a plan that will see a new 52-story tower built with several other community benefits.

In September 2016, Jersey City’s Planning Board voted unanimously to amend the Paulus Hook Redevelopment Plan. The move eliminated a parcel at 25 Columbus Drive from the existing plan and cleared a path to create a new redevelopment scheme specific to the site.

The change was made because of a $370 million proposal by L+M Development Partners, and those plans were granted final approval by the Planning Board on July 18th. New York-based Handel Architects has designed a project that would build the aforementioned 750-unit tower, a brand new 35,000 square foot public school, four storefronts and a public plaza, also sprucing up a current affordable housing complex in the process.

L+M and the Paulus Hook Community Housing Corporation signed a deal back in 2014 for the sale of both an existing 163-unit affordable housing building and a neighboring parking lot at the property. Under the deal, all the current affordable apartments will be maintained and L+M will invest $3 million to improve the building, work that will include new windows and façade renovations.

In exchange for that investment, L+M will get to build a 52-story, 750-unit tower on a parking lot right next door. The rental apartments at the new property will break down as 157 studios, 380 one-bedrooms, 197 2-bedrooms, and 16 3-bedrooms. Amenities at the building will include a dog run, a pool, and two roof decks totaling about 7,200 square feet. Select units in the building will sport private terraces.

Small update - Mack Cali is purchasing 25 Christopher Columbus Drive

If anyone is curious, the height for this one will be 626 feet to tip of mechanical penthouse.

Here's how the tower grew from 52 to 57 floors, to be heard by the planning board tomorrow.

Amendments to Site Plan to add two stories to the residential tower (57 stories) for mechanical / utility space, 2 stories to the parking podium for added parking - which will be wrapped by residential units along the adjacent right-of-way - and changes to the façade materials and design. The amendment also includes internal and external layout adjustments to the approved school facility along Christopher Columbus Dr , as well as layout changes to the public plaza at Christopher Columbus Dr and Warren St.

MODS: given the piles in the ground, this should be moved to Under Construction, and title needs to be changed to

We're close, but not official for under construction. Those appear to be shoring piles, which would not be foundation, but not too far away from actual construction, and moving to the Highrise subforum.
