These rentals aren't even on the market yet no prices no display suites.. project isnt even expected to be built for another year or 2.. they would have to completely redo the reendering and repitch the tower.. artis reit has way too much money to care about current demand thier preparing for future demand .

Well, okay, anything is possible but I'd really like to know who's providing this information. Would the building even be feasible at 22 stories? As a rental built with capacity for nearly double that number of floors, it seems highly unlikely but I'm not in that business so what do I know?
I'm not sure how any demand can be gauged without a similar model. They can base it off of numbers from similar buildings but what buildings are they using as a basis? The only one I can really think of is Heritage Landing. I suppose there's also DCondo (or whatever name it's going under now exactly) Does anybody know the market status on those? I don't know that I'd take numbers from DCondo very seriously considering their troubles but Heritage Landing should provide a decent metric.

I highly doubt that. Unless we hear anything official from Artis REIT, this apartment complex is going ahead with the full compliment of 40 storeys.

Or if costs have escalated and it was taking them a lot longer to build than they had originally anticipated or the market was a lot softer than what it was originally.

I'm a little surprised people are taking him seriously. This is his second post (first since January) on these boards. With all the work that Artis has been doing with this property, it's hard to believe they'd suddenly become shortsighted and cap it at 22 floors. I can't see them not moving forward with their current plans.

If they cut it off at 22 floors that would be disappointing. Specially after the sky city fiasco.

Exactly! Its already costed out and going forward to 42 floors...465 feet..142 metres

Perhaps the lot Artis just bought to the west will be capped at 22 floors. lol

Oh I HOPE no-one takes you seriously on THAT one!!

It would be an interesting psychological study to find out why "the sky is falling" seems to be such a common phobia among a lot of people in Winnipeg. Maybe it's our history of floods...relatively slow-moving disasters that give us weeks of dread imagining what "might" happen.

I’m not sure that many people (present company on this forum honourably excepted) really care that much whether the building is 22 floors or 42 floors.

If it tops out at 22 stories you won't have to wait long for an elevator.

If they cap it where it is now, you would have to wait even less for an elevator.

even if its caped at 22 stories it will still have quiet the presence.... plus not many cities can say they have a 22 story building that can have floors added onto of it

We waited 30 years for "Phase 2" to be built, but we could always say "maybe one day something will be built there! The foundation exists!!" I can't wait for 2059 when we can all say "well it was going to be 42 floors so maybe one day it will be!!"


On a more serious note - I was going to ask this in the other thread but this could tie into the current discussion here: Does anyone know how 300 Assiniboine is doing? Its a somewhat similar project (new apartment tower located downtown). Are the windows REALLY dark because when I look at it at night I'm not seeing many lights on? That said I do see SOME lights on so the dark windows wouldn't be consistent?
