PERMIT TO BEGIN CONSTRUCTION AT 40-STORY WORLDCENTER TOWER EXTENDED YESTERDAY

Miami Worldcenter moved to keep a pending construction permit alive yesterday by requesting it remain active.

The construction permit for a second Caoba tower (also known as Block G Phase 2) was extended after having no activity for months, city records show. Worldcenter representatives said that action was taken to prevent expiration.

An actual pull of the permit is pending financing, a note says.

Construction will include a 40-story tower with 411 apartments and 4,103 square feet of ground floor retail. New parking will not be built, as the tower shares a podium and garage with the first Caoba tower.

Cohen Freedman Encinosa is the architect, as with the first tower.

Coastal Tishman is listed as the contractor. Total construction value is listed at $83 million.

MIAMI WORLDCENTER SET TO COMPLETE OVER 200K SQUARE FEET OF RETAIL BY YEAR END

A large shopping and dining area will come online within months at Miami Worldcenter.

By the end of this year, over 200,000 square feet of retail will be delivered, managing director Nitin Motwani said in an interview with Miami Today.

Another 100,000 square feet will be delivered next year, bringing the total to 300,000 square feet, Motwani said.

Tenants have not yet been announced.

By comparison, Brickell City Centre has around 497,000 square feet of leasable retail space, which is around 90% occupied.

Completion of Paramount Miami Worldcenter is also imminent. The 60-story tower includes over 500 units and is 85 percent sold.

TOWER CRANE INSTALLED AT CONSTRUCTION SITE OF 43-STORY LUMA MIAMI WORLDCENTER

Downtown Miami’s 43-story Luma Miami Worldcenter is about to begin vertical construction with the help of a newly installed tower crane.

Video posted to social media taken from the Metromover yesterday showed the tower crane had been installed, with progress being made on the tower’s foundation.

The crane (or cranes) will eventually rise 599 feet above sea level, or 586 feet above ground, according to a filing with the FAA.


The tower itself will have a completed height of 493 feet above ground level, or 503 feet above sea level.

Developers Zom Living and The Moinian Group are building 434 residences, and they have said the building will offer the most luxurious rental apartments in Miami. The developers have secured $143 million in construction financing.

Miami Worldcenter will eventually include numerous apartment towers, with one (Caoba) already complete.

Stantec is the architect.

FOUNDATION POURED AT LUMA, BECOMING THE THIRD TOWER AT MIAMI WORLDCENTER TO GO VERTICAL

A foundation pour at the Luma Miami Worldcenter tower has been completed, and the project will soon begin the vertical phase of construction.

Photos and video of the construction site show a concrete pour taking place last night.

Luma is the third tower to go vertical at Miami Worldcenter, out of about a dozen planned. A tower crane has already been installed.

The 43-story Luma will include 434 apartments that developers are promising will be among the most luxurious in town.

A $143 million construction loan was issued to developers Zom Living and The Moinian Group earlier this year.

Stantec is the architect.

LOBBYIST REGISTERS TO REPRESENT MIAMI WORLD TOWERS IN ZONING APPLICATIO

Miami World Towers LLC has hired a land use attorney to represent them during the development approval process.

Javier Avino of Bilzin Sumberg Baena Price & Axelrod registered as a representative of the developer to work on their zoning application on July 31, city records show.

Miami World Towers LLC is controlled by developer Lalezarian Properties. The company has developed multiple projects in New York City.

Earlier this year, the developer paid $43 million for the 2.17-acre Block E at Miami Worldcenter, where zoning allows up to 2,500 residential units.

Restrictions on the deed prohibit Miami World Towers from some types of office and hotel development for a limited amount of time.

Kenect Miami which is the development with the 79 + 39 floor components is on the eastern side.

I think the parcel thats for sale will be a big one. A 800-900 unit tower would be ideal. Something close to or approaching Downtown 5th unit levels.

CITIZENM BREAKS GROUND ON 351 ROOM MICRO-HOTEL AT MIAMI WORLDCENTER WITH ROOFTOP BAR, PLAYFUL ART

Foundation work got underway this week at the 12-story CitizenM Miami Worldcenter, and an official groundbreaking ceremony is scheduled for today.

Contractors have been granted a phased foundation permit while they await approval for a full construction permit, city records show.

CitizenM Miami Worldcenter will include 351 rooms, each with motorized shades. As with other CitizenM properties, rooms will be micro-sized, with the hotel chain touting that the new property will have “wall-to-wall beds.”

A rooftop bar known as CloudM will be located on the 10th floor. Also on the same rooftop level will be a pool and sundeck, with an exercise room on level 11.

CitizenM has submitted plans to install “Playful Toy” artwork on the facade of the building, to meet a city requirement for public artwork.

Gensler is the architect.
