Unless Capstone changed the name of Lofts of Austin again, they have another new West Campus project in development called Inspire on 22nd. I have no idea if this is it, but it's a possibility.

Interesting. I found a demolition permit for the University Towers in West Campus. This is the 11-story dorm consisting of three connected towers located at 801 West 24th Street. These are three of the oldest dorms in West Campus - built in 1968.

The application date was March 22nd, but another date says March 26.

Nice find. That area is zoned for 175', so it looks likes it's time for an upgrade. That property will have a hard time attracting residents as-is in the future.

Looks like a name change for Lofts of Austin, even though the top doesn't match up with the one seen in the building elevations. In the rendering you can see the surface lot I was referring to; it seems to early for them to start advertising floor plans for whatever's going up there.

Continuing with the West Campus project confusion...

A site plan was filed today for the 2200 block of Rio Grande. The project is called Two Two Zero Four which is probably subject to a name change or two before it opens. The area is zoned for the maximum height allowed in West Campus:

Ministry’s West Campus building replaced with high-rise

A high rise will tower over 22nd Street and San Antonio Street, but the Baptist Student Ministry, BSM, which has owned the land for 60 years, plans to buy back the first two floors.

The new building will not open until August 2020. In the meantime, the BSM will operate out of rented space. BSM member Garrett Tittle said the silver lining of not needing to maintain a building is that they have more time to serve to UT students.

The University Towers demo could be an implosion. I never realized how substantial that place is. It's three connected buildings, and that parking garage would be four if it's for University Towers.

I can't imagine they'd be able to do it with machinery. For one, those are rather big buildings. The elevator core is actually a few feet taller than the Ashbel Smith Building was. Also, those three towers are connected, which I would think would pose some logistical issues. The other issue is space. West Campus is dense with narrow streets. There's no room for staging the equipment to knock them down. Also, being that it is a residential neighborhood, I doubt they'll want to spend the time it would take to chew them to bits since it would be noisy and dusty.

I think the parking garage to the left in the screenshot you posted is for an adjacent dorm that isn't affiliated with University Towers. On Google Earth, you can see that the garage is connected to the other building.

I do know that University Towers has no underground parking.

I am wondering, however, is the parking garage for University Towers the one across 23rd Street immediately north of the Co-Op Garage? The signs around it say it's public parking, but it's the nearest garage to the building. If so, remember that another tower is planned for that lot. The plan for that project seems to require the demolition for that garage.

Not sure I’m a fan of the towers getting demolished and redeveloped. That property is one of the last truely affordable housing developments of substantial size/density for that location and all its desirability. Anything that goes in its place will be more expensive and will not do anything to help affordability and will at best be as dense as what’s currently there.

Furthermore, Ballpark (the cheap student housing on Riverside) is about to get upzoned in preparation for the Catalyst developent and will be demolished, with the other large student housing complexes in the area next on the chopping block.

Im all for density, but swapping affordable density for expensive bourgeois density is rarely a good thing and perpetuates the notion that Austin doesn’t care about poor residents, or POC’s housing situations.
