The next Design Commission meeting isn't until 01/27, but there are a lot of significant projects with site plans in review that still need a density bonus. We should get the first renderings for quite a few projects at the next few DC meetings:

14th & Guadalupe
Block 16
Tower 5C
River St. Hotel
Symphony Square (This project may not need to go to the DC. It may have gotten what it needed from the PC already. But I'm not sure.
Block 87 (new version)
321 W. 6th (More renderings)


Of course there are others, if site plans are filed in the near future:

Masonic Lodge Tower
Block 190
Railyard Condos Site

I took a walk around DT during my lunch hour today and didn't get any pics but had a handful of thoughts/observations:

-- The Centric on Congress is still untouched, and city has moved their utility trenching out on to Congress. Lots to do under the streets, it seems.
-- the whole building that used to hold the Iron Bear has been vacated. Two other empty storefronts beside the bar itself. Strong candidate for a demo, methinks.
-- how far north does CBD zoning go? There're a couple of parking garages along 8th between Colorado and Lavaca that would seem prime targets for redevelopment (prob city or state owned, though . . .)
-- the 6X excavation is HUGE. I think we're all going to be a bit gobsmacked by how massive the thing finally ends up being.
-- WCG really owns a lot of peach lots in the CBD. I know that from the literature out there, but it's another thing entirely to see what the parking lots Nate's been tending actually look like, and where they are, and how they're obstacles to infill.
-- it's amazing how many really tall buildings we have in the pipeline. It's not hard to wander around DT and realize that almost every corner is under contract or has renderings or the clock is ticking on it in one form or another. I've always felt like us enthusiasts have special knowledge about what our city's going to become, and especially in a place like Austin, it's almost overwhelming. I have a hard time not blurting it out to my wife or colleagues, even though I know they're bored by it and not so interested in the long view. But holy crap y'all, this city defies description sometimes.

Thanks -- I've been out of town for awhile, and had a chance finally to catch up with the city . . . it's looking good!

I haved bored many people regarding my enthusiasm for what's happening downtown. I don't get how indifferent they are about everything I like. Pffffttt...

This! Really wish we could get to see what the master plan for Brackenridge will be...I think that will really fill in the gap between the Capitol and campus and be a catalyst for development and revitalization of the north side of downtown. (not to mention the Texas Mall)

IT's amazing how quickly the northern district of downtown is filling in.

sidenote. I have to laugh at how many people don't understand the term "mall" .... and think the state is building a "shopping Mall" on Congress.
I try not to laugh too loud.

I really thought the pic was good, too. It shows just how close it is to the Railyard (which -- if it goes forward in anything like its present form -- should have knock-on affects in the immediate area); as well as where other underdeveloped lots are. Lots more to come in that hood, clearly.

The Railyard concept art makes it look like something out of the 2050s. Let's hope it happens!

The site plan was approved for the Lady Bird Hotel (formerly Kimber Modern). To sum up the East Ave. "Hotel Row":

Homewood Suites - Complete
Fairfield Inn - Site plan approved but no start date
Cambria - Site plan still going through the process
Lady Bird Hotel - Site plan approved but no start date
River St. Hotel & Market (& Apartments) - Site plan still going through the process

Don't forget Natiivo. For all intents and purposes it is a hotel.

If the Ladybird is still using the same plan, it's going to be immediately dwarfed by everything around it. It's something like a 4 story building -- soon to be surrounded by 15+ story towers.

That would seem to detract from the "quaint" feeling that I think they were originally going for.

Could be 2050 before it's all complete so it would be out of the 2050s lol. jk

Actually doubt it will take that long, however I have a feeling this area will take around a decade to build out. Given it will be a 2-4 year period in the planning/approval stages then a few years to build plus have to factor issues such as economic slowdown or possible global conflicts. If we see the ultimate build out, probably will take awhile. Who knows.
.. I could be wrong and whatever the rumor that could happen might become involved in this area, maybe that will speed the process up.

Whatever happens with the Convention Center expansion could affect it as well.
