This new construction marks NHPF's first foray into Austin and is a partnership with Austin Housing Finance Corporation and Capital A Housing. Seabrook Square is financed with $43.4M in Citibank Construction Debt, including a $40M tax-exempt Bond issued by AHFC, $32.3M in 4% LIHTC Equity syndicated by Boston Financial, and $13.5M in AHFC subordinate debt financing.

On-site parking will be available along with approximately 3,000 square feet of commercial space that will be the home of Raasin in the Sun (artist incubator), and Origin Studio House (a black-owned café). The development will include a large public plaza, wrapped by 10 live/work units, locally curated murals, passive/active recreation spaces, and community center for residents.
Construction begins September 2023.

This project has been kicking for at least 5 years now, and now there is an FAA permit for a crane and also a building height.

I’ve been meaning to make note of this one.The site is active, and a LinkedIn post confirms it broke ground three months ago. The house was being moved, from what I saw. I'm not sure if it's a temporary relocation or if it's no longer part of the project.

That's one of the best looking low rises I've seen go up. I love how imposing it is, and I really like the rounded corners.

This took a while to start. A site plan was first filed in 2018. A ROW closure shows the tower crane going up in early January. It also looks like the house is gone.

Hold up, what?? Maybe it was at least temporarily relocated? I thought the house was going to be incorporated into the new building.

That's a cool story in the Towers article - how a failed shopping center couldn't move the house and this tower will be built in its backyard. The house will be a permanent structure and will serve as a community space for seniors. That's actually a creative solution. The tower itself isn't the most attractive one ever, but you can't win 'em all. Either way, this creative solution does show the continued trend of increasing levels of density in the core of our city.
