Smile NEW YORK | 1185 Broadway (Ritz Carlton NoMad) | 580 FT | 40 FLOORS

I've been following this for a while. 3 of the 4 tenants have now vacated. I'm sure that the developer is in L&T court with the fourth in an attempt to get the roaches out.

At roughly 185,000 SF, this can be a 750 to 800' tower.

As of now no specific details on the function or height. Hopefully it will be a hotel with some residential mixed in. The area has had a influx of hotels the last couple of years, and a couple, in the upper 20's/lower 30's are u/c.

Girly like and sensitive men? Hey, aren't you going a bit far there dude. . Take a look at yourself before calling people disparaging labels. I find it pathetic that you are giving him all these plaudits. It's almost as if you are trying to plead his case on here. LOL!

Also, the guy got banned because he was apparently being obnoxious, that's what people were saying last time I heard. If he was, he deserves it as he broke the rules. Get over it! You should take it up with the moderators. If you don't agree with the forum rules you should discuss it with them. IT's not the people's fault here that he got banned and it's not their decision. Stop cheerleading for him so much, it's laughable. IT doesn't do your argument much good when you are insulting everyone either. You are beginning to act just like him... Name calling belongs in Counter Strike or Call of Duty, or the schoolyard, where the immature kids get their jollies. Not here.

JR was and is one of the gems of SSP. His insider knowledge is almost always on-point. Too bad some trolling folks had him banned.

This stretch of Broadway is becoming luxury hotel row. There are now three major new hotel towers going up, and a number of historic conversions.

LOL. Sure. Trolling? No, every time someone disagreed with him about something in NYC (a genuine opinion, not trolling) he was downright insulting and rude. He acted like the stereotypical arrogant NY'er telling people to go back to the cow pastures, etc. If you endorse that kind of image and behavior, you are just as bad AFAIC. How much insider knowledge he has has nothing to do with being respectful to forumers with varying opinions. This isn't NYC forum by the way, there are people from everywhere and who have different perspectives on what cities should be like and how they should develop. I didn't see a sign that said we all have to love everything that goes up in NY or risk being subjected to the arrogant stuff he spouted over and over again. The toxicity shouldn't belong on the forum. You have chosen the bad way here by calling people who have different opinions "trolls". What a cop out. You and JR should open NY tourist PR office together, because he was the master of SPIN and perhaps you are too.

I agree. The fact that he got banned is his fault because he was most likely aware of forum etiquette. Many of us are trying to have a balanced opinion and are not just sheep to be herded by the likes of JR and the other NY'ers who refuse to view their city with an even tempered perspective. Open a "NYC boosters Only" forum. There you will find refuge from the "horrible trolls" that you hate so much. A pure NY love fest forum without opposing realistic viewpoints. Cityboosters are all the same to me, not worth talking to because they are so biased and emotionally attached that they are blinded by their own limited viewpoints.

This forum is primarily based on facts and knowledge; not fake attempts at poilitesse. In that respect, JR was one of the best members of SSP. There's no need to be "balanced" to feed the egos of the ignorant.

The fact remains that JR isn't on SSP because of a few envious members, and SSP is much worse off as a result. Sucks, but that's life. At least we're still benefiting from his insider info on NYC real estate (as can be seen in this thread).

Are those trees some special dwarf species? They have no room to grow, meaning they'll have to be replaced every 5 years, or aggressively pruned. And trees aren't bushes, they don't survive pruning like that.
If they want greenery, use 12 foot tall bushes, not trees.

This tower looks very nice.

Alongside the new Virgin Hotel and a number of other planned projects, this stretch of Broadway is becoming a corridor of luxury hotels.

What do you be bet that party wall "architectural treatment" on the neighboring building never happens and we're stuck with ugly bullshit like all the grotesque Poon and Kaufmann budget hotels that are setback from the streetwall...
