Well I guess I'm glad they're looking ahead to the future. I just can't help but think how much better this suburban development would look as a vertical tower downtown and not contributing ever more to the urban sprawl.

Is it common to have "luxury apartment units" right next to a highway?

More so in Texas. You’ll find many developments adjacent to freeways that have luxury apartments or luxury residences. In Houston and Dallas it’s very common. La Cantera has two luxury apartments right of 1604 next to the Shops.

This is an urban Texas trend that I hope stops very soon.

Communities, in my opinion, should be as such: communities.

I.e. you shouldn't have to get on the access road and the freeway to go to the grocery store or middle school.

I don’t know why they couldn’t have done the corporate campus closer in to town. I mean, the layout is far superior to what is already in the area. No mass surface parking? Street level retail? If only the projects on the other side of 1604 could take note. But it does suck that they always have to go as far as possible to city limits and create these isolated islands.

Texans are more into commute-ities, where you go from the exit ramp directly to the security gates.


And there is no Leon Creek Greenbelt that far north, it would be more accurate to describe it as the Leon Creek Floodplain.

Thank you! I'm always prefered a centralized city versus sprawl - what's going to happen when we run out of gas, which will eventually happen? It's one of the reasons why we have such horrible traffic. And the road between Austin and San Antonio...horrible! Takes me 2+ hours to drive to Austin. It use to be 1 hour, sometimes less. And that was only 8-10 years ago.

People will start buying electric cars. But I agree, mass transit and centralized communities are much better options. People in Texas will realize that (in 50-60 years).

Oh wow. That’s a new design style for Santikos. If that is indeed how the new theater will look, and I do like it, it is quite the departure from their usual style and dosing motif.

It looks a lot better than the typical, dated Taj Mahal type theaters they were doing. That massive surface parking is yuck, though.
