Cool little building planned for 250-254 Fairmount Ave. It's about a 15 minute walk to the Journal Square PATH station.



Site as it exists today


12 units, 12 bicycle spaces in the basement, no parking spaces.
The ground floor would feature 2,186 square feet of commercial space split between four storefronts, with three situated on Monticello Avenue and the last running along Fairmount Avenue. More development like this would be great in the R-1 neighborhoods.

There's a community development meeting today regarding the four tower proposal for near Route 440. Centered around the new link of the Hudson/Bergen light rail with the upcoming Bayfront neighborhood, will include a public park and 155,000 square feet of retail. 3,000 residential units are planned. Hopefully the developers can sell the idea of the scope of the development to the public, for this part of Jersey City two 55 story towers along with a 38 story and 30 story tower would be huge.

Nice building proposed for Fairmount Avenue, C!

Thanks for the info. Funny thing about this one is that it can be built as-of-right. There was an intentional loophole in the zoning to exceed the height limit.

Community will probably feel hoodwinked though.

Journal Square has become super hot after the leasing success of Journal Squared. This is going to attract a few more big names to the area.

There is a new mid-rise planned between the 4 tower development on 440.

70 Mallory

6 floors, 138 units. That HBLR light rail station is attracting a lot of development.

Imagine it would attract even more if it was PATH heavy rail which is what it justifiably should be.

There's another planned tower even closer to the 4 tower development:

212-230 Culver Ave

8 stories, 365 units.

Thanks C and Oron regarding the six and eight story projects... the Mallory Avenue one, 365 units, is pretty damn sizable. They cancelled the Wednesday night meeting, don't know why. I just want the plan to be fleshed out to the public. Even if they have to reduce the heights and scope a bit, will still be a huge project for this part of the city. Particularly with Bayfront starting soon and the future development as well of the vast parking lot across from the West Side Light Rail Station is located, a ton of development coming in this section centering around the light rail extension.

The funny thing about that one is that it can be built as-of-right. No deviations from the zoning code is being sought (IIRC). It's still important to involve the community and get their input. I hope it doesn't delves into usual NIMBY BS. But instead, what would the community want to see in the site plan of this development.

By as -of-right, is by having this project connected to the light rail mean that even should the community voice strong disapproval, they can build this big or close to it? I'm with you, I'd love a serious community input into making it even better for the community. None of the NIMBY bullcrap that could delay this or derail it.

I'm trying to find the application with the city. No luck.

But long story short, if a developer agrees to set aside right-of-way for the light rail line, they get a big density bonus and they are allowed to build at a height necessary to incorporate that density.

I believe just minor and major site plan approval is needed.

If the proposed site plan satisfies all requirements, the planning board must approve the application under NJ state law.

You don't spend $25.5 million on land unless it's as close as a sure thing as you'll get in Real Estate. There is always the chance that Jersey City may try to do something illegal, which ends up delaying the project and costing taxpayers millions. By my count, every single time Jersey City has tried this illegal activty, they lost the court case or had to settle.

From Jan 1 to July 30, Jersey City has issued 1,341 in new construction building permits, with 1,059 defined as multifamily units. The pandemic really has slowed this down from the 6,300 we seen in 2019 and the soaring trend line. Maybe second half of 2021 things will pick up. We'll see.

New Renderings Released as SciTech Scity Begins Construction in Jersey City

Other components of the first phase include the K-12 Liberty Science School, which will have space for 400 students. The public magnet STEM academy will be operated by the Hudson County Schools of Technology, with Jersey City contributing at least $2 million toward the school for 30 years after its opening.

Big news


The parking lot just south of Dunkin’ Donuts on Summit will see a 53 storey tower rise. The plans were submitted to the city recently.

I was on the Manhattan side of the Hudson River waterfront yesterday. The towers of Journal Square will soon have a lot of company.

I guess an address would be helpful. lol

499-501 Summit Avenue. The Dunkin' Donuts is 507 Summit. 607 units, 556ft, some ground floor retail and an expansion of Magnolia Plaza.

There is a fair amount of two and three bedroom units, so that should be a good for about a thousand new residents to JSQ. Looking forward to the cool retail establishments that opened up.

EDIT - I was trying to find a rendering of 499 Summit and (not what's being built)

2958 JFK Blvd is growing a little

Previously 29 floors but now 31 floors, 252 units, 108 hotel rooms, 2 floors of retail, office space, banquet hall, restaurant uses and 202 valet parking spaces. Density FAR of 21.8.

The total height of the building remains the same at 302 feet.
