You shouldn't feel guilty. We shouldn't have to complain about something that should be a common sense priority. Show me another rich country, besides Japan and probably not even them, that has no utility burial policy in general but especially when new construction of this magnitude is site adjacent. Its insane.

And interesting article, over half the new housing permits last year in PA were in Philadelphia County. Factor in the 4 collar counties, I bet that % is close to 70%. Yet, according to some Conservative officials in other parts of the state, PA would be better off without the Philadelphia region...
TBH they're getting crazier and crazier.

Redistricting is a shit show. They're pissed new maps (though still will have a Republican bent) will enable Democrats to be competitive in more districts.

There are counties in Northern, Northwestern, and Western PA that lost close to 10% of their population in 10 years. Meanwhile every county south and east of 81 gained population. With the average state house seat equating to 66K people, that means Philadelphia picks up 1+ seats, Montco picks up another seat, and Delco + Chesco combined pick up a seat. Probably also means Lehigh + Northampton pick up a seat.

Where do we think those seats are coming from?

Their heads are in their asses.

Was visiting Philly this past Saturday (01/22/2022) and happened to be in the area, so I snapped a few pictures. I thought it looked really good in person!

Running up N 2nd Street last night, it's unbelievable how much the area has changed in a few short years! 2nd and Germantown is truly a nexus of new construction. It's going to be interesting to see all of the new retailers that will pop up with the influx of new residents. Further up Germantown Ave, another large project near Master Street is beginning, and the large project at 2nd and Thompson is making progress.

It's so hard to believe that the area was once considered undesirable. My mom loves to tell me stories about how bad Northern Liberties and Fishtown were in the 90s, and I personally witnessed South Kensington, East Kensington, and Norris Square pre-gentrification.

^^It is truly incredible. I love how N. American Street in Olde/South Kensington is turning into another retail corridor for the area.

Northern Liberties has 2nd Street
Fishtown has Frankford Avenue (and Girard Ave to a lesser extent)
Olde Kensington will have N. American Street

...and all of the neighborhoods will share commercial corridors along Girard Ave and possibly Front Street as well.

East Kensington? Assuming Frankford Ave and will share a commercial corridor with Norris Square along Front Street?

Here's the leasing brochure for this. I didn't realize the "courtyard" between the buildings will be fully walkable and passable between Germantown Avenue and Hancock Street. LOVE that!

East Kensington will end up with commercial down Frankford and Front. It will also have more in the middle than Fishtown, due to those large developments going up right off Front.
