Another boutique hotel is slated for the downtown San Antonio site at the corner of East Commerce and North Main.

The hotel development and property management company has closed on a 0.4-acre site north of the Cathedral of San Fernando and a block southwest to the future Frost tower. REM is moving quickly with plans for a new Choice Hotels International (NYSE:CHH) boutique hotel concept that will also include roughly 30,000 square feet of office and 8,000 square feet of retail space.

Choice Hotels International recently opened a Cambria location in New York. REM Hospitality will be developing the first in San Antonio.

With an estimated 180 rooms, the Mayse + Associates-designed development is expected to break ground July 1. Following an 18-month construction period, REM is anticipating a delivery sometime in the fourth quarter of 2017.

Three downtown San Antonio developments coming before HDRC next week

The recent rush of development downtown could gain more momentum next week when the city’s Historic and Design Review Commission will vote on two proposed hotel towers and an apartment building in Hemisfair.

The HDRC will vote Wednesday on a proposal to demolish the Solo Serve building at 114 Soledad St. and replace it with a nine-story hotel on the River Walk, as well as a plan to build a 225-foot-tall hotel tower on a vacant lot at 100 North Main Ave.

Mixed 18-story downtown tower to deliver multiple uses, but no parking

REM is speeding toward a second quarter groundbreaking without one of the most talked about issues of downtown development, and depending on how it handles the absence of a garage or designated lot, the locally based developer could trigger a new wave of development that could avoid incurring the high costs associated with providing a place for cars.

Anand Bhakta, REM Principal, told me that with the site's constricted access, a car wouldn't have a full turning radius, let alone room to get into a parking spot. The developer tested other options such as an automated parking garage or a below-grade lot, but ultimately, everything was either impractical or too expensive.

So where will users of the 50,000 square feet of Class A office space, 185 hotel rooms and 3,400 square feet of retail park? Bhakta said that, similar to other luxury hotels in the downtown area, guests will have access to valet parking. As for the office and retail tenants, the REM principal said the firm is working with the city to figure out incentives for additional parking.

The height has been confirmed from the elevations from the site plan.
