They are asking for an additional 25% more in height -15 stories (165ft) and 36+ additional units - taller than PAD Plan allows (125 feet) and with a FAR of 12-13 (max set for PAD transition zone is FAR: 8). There is already a plan to bring over ten electric charging stations on First Street – and their charging station would not be available for the public to use. There is only ground floor parking (only 20 spaces for 168 units and again, not open to public). Not sure how the neighborhood can absorb the extra vehicles (potentially +100).

Developers have filed an application to rezone a supermarket to build a new hotel in downtown Flushing, according to city records.

Chris and George Xu, who head the Century Construction Group Corp., are looking to build a 214,000 square-foot mixed-use building on the site of the Great Wall Supermarket, at 137-45 Northern Blvd. The rezoning would allow for an 11-story building which would include the 191-room hotel as well as 43 residential units, 11,000 square-feet of retail space and a 7,890-square-foot community facility. The Xus’ proposal also includes 155 parking spaces and 33 spots where bicycles can be locked up.

The rezoning would also affect portions of lots that are adjacent to the main site, where a 25,000-square-foot supermarket currently sits along with a 38-space parking lot.

The Xus, who could not be reached for comment, have long been involved in developing residential sites and building hotels in Flushing, including the Marriott Fairfield at the corner of College Point Boulevard and 30th Avenue.

The city has initiated the public approvals process, called the Uniform Land Use Review Procedure, which will see the zoning application go before Community Board 7 and Borough President Melinda Katz for hearings and recommendations. It will then go to the City Planning Commission for approval before the City Council will get the last say.

If approved, the project is expected to be completed by 2017.

I wonder if the staff who does the SSP highrise count for NYC is using this thread as a template for new updates? I noticed the ticker for high rises, 5,895 in total, is rising a little slowly when there is evidence for many more projects going up that are not listed. Some of these projects fall into the constraints on what would go in such a count.

Even though this is a mid rise thread, some of these could be classified as high rises given that many are over a 100 feet, even if the floor count is less than 10, or several of them are 10 floors up to 12. For the threads sake, I classify midrises as 12 floors or below. Usually 6-12 floors. Some though view the definition of a highrise as over 10 floors and 100 ft or greater but this varies based on location, and who your asking.

In terms of statistics, keep in mind that NYC has 6500+ highrises and growing very rapidly. Extremely rapidly might I say. The SSP count of 5,895 as of today is very impressive, and I would urge that they go through this thread and add some more projects in as many of them would classify as high rises, even though they are placed in the mid rise thread. I usually put a title for every post with the address/floors/height on the top. It should make it easy.

If we look at the trends in mid rise construction, all of these will be built. In every post, there is usually evidence for the project happening, and in an advance stage of permits.
