Are we ready to begin talking about expanding the incredibly successful UNO boundaries? Seems like those advocating for affordability, walkability, safety and the like would argue yes on this one.

Let's be real: a significant portion of these students will come from those who are already living nearby except living in the more run-down apartment complexes or who are living in crappy dorm style houses owned by quasi-slumlords and who have finally decided to either use their financial aid to more into something nicer or to ask their parents for a bit more help... because they just can't take it anymore. Only some of the demand will come from students moving into the core from outside of the core -- and you also have to consider the effect of student turnover, too. Newer students moving here instead of elsewhere (either form of elsewhere: outside the core or a rundown apartment/house in the core) are another form of demand.
But hey! That just provides more impetus for redevelopment of those other parcels as students move out of them because they no longer are financially self-sustaining. That's good for Austin and good for the street level environment of the area, as these newer developments are larger and better designed at the street level (even if sometimes also ugly as hell overall, like the above) than the older buildings they're replacing.
