Huh? The current site plan only has one tower. There was a residential component, but it was dropped (prior to the site plan filing).

Look at the 1st pic of Austx's photos. you can see some of the windows have 3 panels stacked on top of eachother. I would assume those are the ones that you could open up.

Here's a close-up. The middle panel kicks out at the bottom. It's not much, but being able to circulate air in the bedrooms and throughout the unit is pretty nice. Having lived in a highrise for the past 10 years, the air can get a bit stale without consistent ventilation to the outside.

Yes any good piece of architecture will have operable windows for residential units. And the Proper is definitely a good piece of architecture!

These windows will likely have 4" limiters for safety reasons but still would bring in nice fresh air and natural ventilation.

This window design is very common in Europe. Works great.
If there is one thing to lament about the Independent, it's its lack of opening windows. The units are vented through the slabs, but still. I guess that balcony door will have to do the heavy lifting...

This. The construction elevator (on the southeast corner) is immediately to the right of those windows.

I think the pics of the city from ACL this fall will look great. As much as I love cranes (I really do), I also love the cityscape sans cranes. It looks complete....and it won't look complete for another 4-5 years, I'm guessing.

No I was referring to what you said about looking complete in 4-5 years. I'm sure Austin's boom will go on longer than that.

I believe the only one will be the Cesar Chavez Marriott, but I doubt it will be very visible from Zilker. 70 Rainey should be pretty much done by then.

Block 71, 6 x Guad, 308 Guad, 405 Colorado have started or are all going to be starting construction soonish, but I seriously doubt any of them will have cranes up by then.

Ahh, I see what you mean. Yeah. It will amazing to see what the next 5-10 year out buildonfs will look like.

Realistically, I wonder how many new buildings we will have in 10 years. I love living in Austin to see all this change.
