{SA} Old Joske's building sold, downtown Dillard's to close... Great news inside!

The Dillard's in the Old Joske's is closing but for a good reason!

By Express-News Staff

New York-based Ashkenazy Acquisition Corp., the owner of Rivercenter Mall since 2005, said today that it has purchased the historic Joske's building from Dillard's Inc. and plans to revitalize the landmark property.

Ashkenazy will begin redevelopment work this summer that includes converting the 500,000-square-foot building into a high-end restaurant called Fogo de Chao and adding new retail to the property.

"Negotiations between Dillard’s and (Ashkenazy) for the acquisition began in early 2007 and were critical to our redevelopment plans” said Barry Lustig, senior vice president of leasing for Ashkenazy.

Dillard's will remain open until mid-August and the company will work to relocate Rivercenter workers to other Dillard's locations in the city, a Dillard's spokeswoman said.

The acquisition is part of a three-phase development plan for the mall that began three years ago, Ashkenazy said in a statement. One of the phases (II) being the high rise luxury hotel.

The final phase of the redevelopment plan will include updates to the existing mall interior to complement the work done in the Joske’s building.
This is great news as this gives Ashkenazy much more room to play with in the redevelopment of Rivercenter Mall.

When it was first announced, Ashkenazy was saying they wanted either Four Seasons or Ritz.

But since then Eilan was announced on the far north side and I know Ritz and Four Seasons are both trying to land the Hotel there.

So who knows what's happening now. But I do know Ashkenavy is going to go very high end and upscale at Rivercenter Mall. This purchase of Dillard's and the abandoned space above it is just one more sign of that.

If it was a Ritz downtown at the river center, that would be, well, ritzy.

Yep!

They're so nice inside. The lobby in the Portland Ace is really amazing. They used an old door for a table and threw in a nice (not-so-)cheap coffee shop in there. $8 latte + gigantic table and talking to strangers? Perfect.

No, I mean, they seem to be small. It's a small boutique hotel, that wouldn't fit with Ashkenazy's plans for a high rise.

From the sounds of it, they may be wanting to go the boutique route with everything in the redevel. I think the Ace brand lends itself to a high rise hotel/resi mix perfectly, especially given the concept lobby in Portland's success

Looks like the flop house in Drug Store Cowboy where William Burroughs and Matt Dillon lived.
Actually, I just googled it, and the lovely Ace IS the flophouse where Drug Store Cowboy was partially filmed.

Expensive flophouse now!

Gonna be staying in one of the buildings that the film was shot in and will eat at the Nob Hill Pharmacy. Will not rob it, however.

that would be incredible!!!

i stayed in one of the four suites at the seattle ace on my honeymoon a few years ago. it was awesome.

the beauty of the ace is that you only need room for 20-50 rooms. more than that would kill the charm anyway. so, stick your fogo de chao and high end retail in on the ground floor and give the ace the upper floors.

The one in Portland has so much emphasis on art in each of the rooms-- it floors me how flat-out awesome the rooms are without being over-the-top.

we had an all-white room (bricks/walls/bedding, etc) that had a hidden shower (the wall slid over) that revealed a 4-head bright red walk-in shower. it was unreal. so simple and so astounding. we could see the water from the room and we had a 10 minute walk to the market for fresh organic donut peaches in the morning. had great espresso, great weather, and great times. simple things make the PNW the greatest place on earth.

(and now back to 100 degree 90% humidity in san antonio...)

Seattle and Portland are great-- Seattle is the big city big brother of Portland, but they both share the same love of the aesthetic and the human elements. Even tourist spots in the city are geared toward locals equally. That's why I can't imagine living anywhere but the PNW or SA

Actually I was thinking of something else when I wrote hotel/residential.

An Ace could work but I think as a renovation of a building downtown, Houston Street being the best spot.

Ace's competitor, the W, is going there isn't it?

I thought a W in SA was one of those wishful rumors.
