Dunno, but the condo unit size has increased significantly because that's what's selling. At One Riverside and other recent builds as well as older buildings like the Ritz Residences, people have been combining units. And the smallest unit at The Laurel is a 2 BR that's around 1,700 square feet. There aren't many of those. Most in that building are larger. That's some of it for this project. Still, I agree with you that the building seems too tall and large to just be the 107 condo units and a few retail and amenity floors. Even if the the units are larger, this is not a New York superskinny or Scannapieco building where every floor is only 1-2 units. EDIT: The permit says 44 stories and >420 feet. Got to be a good bit more that 420 feet if 44 floors. https://li.phila.gov/#details?entity...s+broad+street But guess we will see.

Haven't posted to the forum in several years, but for this one I have to! This is great news for Broad Street and the City.

Are there any new renders out there anywhere for the final design?

New design looks like the old design but shorter. The ones on page 1 have been updated to the most recent. They just photoshopped the Hotel signage out.

I like how this building is finally being built and we still have no idea what the hell is even going on. As excited as I am for this development, what a shitshow from 2013 to now.

I think what we're getting is basically the same design, slightly scaled down. No more SLS hotel. I think it's apartments and condos now, and ground floor retail/commercial.

Yeah, I’d guess high end apartments to fill the space not filled by the condos. Seems more likely than office and not sure it’s zoned for office anyway.

They did. They downgraded to a glass box that looks pretty much like every other building Baker has done in the last 5 years. I have come to like 500 Walnut, which has architectural interest. But the rest of his work is so tired and repetitive.

It's a shame, because I really like the original design. It had an old world vibe to it.

For a second there I thought you were talking about SLS and had a brief moment of panic.

Anyway, I checked by the site. It actually happened. There's construction equipment on the site. This is a surprise, to be sure, but a welcome one. I also saw a naked guy when I was down there. Haven't seen any of those in Philly before.

Nope, SLS good! I saw a guy peeing on the fence when I walked by there Saturday but also saw digging! Maybe now with this, the Atlantic Building, and hopefully Broad & Pine, we can finally get the damn median landscaped from City Hall down to Pine. I'm going to ask Paul Beideman about it. He's the president of the Avenue of the Arts, Inc., of which I'm a patron. http://www.avenueofthearts.org/about-us/ He told me about a year ago that the brick-appearing crosswalks would be added to Locust. Hasn't happened yet... I think South Broad is ready to come into its own, though. It just needs a little bit more of a push.

They already started digging here last week (not to mention the original hole), so the tower once known as SLS for the win.
