Just to add some more details; a construction trailer has appeared on Ave. B/13th, and electrical permits were approved 2 weeks ago.

I haven't been on the forum for a while, but I drove down Broadway today and noticed the trailer as well as people walking around.

I thought that I would see if anything is new..

So it is nice to hear that things are going forward with this project.

I smell a condo boom! This is just the beginning. As soon people become aware of the fact that living downtown is a good thing there is going to be a flight from the burbs to downtown. The design is not too shabby, and the windows are what caught my eye. As soon as you build a place for people to live investors are going to start not only investing in these condos, but also investing in businesses that will cater to these people that live in them such as more fine dining, high-end grocery shopping, and specialty shops.

I totally agree with Max. Once this thing gets going and finished, people will move in and others will follow. Our downtown will be changed forever.

I believe they are still rental units.
I saw a couple of HVAC trucks around the trailer today.
Can't wait til we see some work on this. This plus the Pearl apartments will put over 450 units about 100 yards apart from each other, with a freeway down the center (of course,) but connected by the river.

I guess 1221 is still on hold? But eventually a go? I was hoping the trailers were a sign that improvements were going to start soon, but this article mentions that Cross is still awaiting a HUD loan on the conditions that something be done about the neighboring infrastructre. On top of that there are complaints w/ the special taxing zone. So, in order for 1221 to get the money it needs, the city needs to dissolve the special taxing district there which then frees up an incentive package which will then give assurances to HUD to lend money to Cross. I hope this doesn't drag on too much longer because I really want to see this redone and completed.

I took photos yesterday of the clean-up at 1221. There is a dumpster and all of the ghost-condos are swept up.

necropolis, I couldn't agree more! That thing has been vacant way to long. Imagine how much nicer Downtown would look if it was completed. Hope they keep moving along.
Attention City Council and Mayor Castro: Construction on 1221 needs to get started THIS YEAR!

Well, according to WOAI construction/reconstruction is expected to begin next month. Apparently the legal troubles are over and they have been given the green light on the HUD loan. The spokesman for Cross also said subcontractors are lined up and all permits are in hand. Finally a in a little over a year this will be completed.

Finally. This gets started in Sept., the Pearl apartments in Nov., Andrew Weissman opening a restaurant across SAMA; I'd say that's pretty good momentum for the area.
So in a span of 3 years(Mar 2009-2012), over 1300 rental units will have been added to DT and its surrounding neighborhoods, and it will have ~2000 more residents than it did in early 2009.

But News 4 WOAI Trouble Shooter Mireya Villarreal has uncovered, that may all change if one local business owner keeps his promise. David Adelman is the principal owner of 1221 Broadway, the property found just underneath I-37. It’s an abandoned group of buildings that was suppose to be an apartment complex; but now goes by the “Broadway Eyesore” or even “that big ugly building on Broadway”. The property owner says that’s all going to change. Their legal troubles are over, their funding is in, and now construction will begin next month.

"We have building permits in hand,” Adelman said. “We have subcontractors ready to go to work. I promise you will see action in September. There will be construction."

Adelman says once they get started in September it should only take one year to finish. He also tells us they were approved for a HUD loan and will be carefully watched by their lender during this project.
