Southlake's Town Square details major expansion

SOUTHLAKE - Town Square will add a 248-room Hilton and a slew of new restaurants and shops -- including Cheesecake Factory, Apple Computer and Snuffers -- many firsts in Tarrant County.

Other businesses will include a 14-screen movie theater and a Barnes & Noble bookstore, developer Brian Stebbins said Friday morning.

Several popular women's clothing stores -- including Anthropologie, Express and NY & Co. -- will also be among the new draws.

Mayor Andy Wambsganss said the businesses will further Southlake's regional appeal.

"Everyone who has a birthday or celebration will want to go to the Cheesecake Factory," he said. "That's one of the biggest coups they landed."

Construction on the long-anticipated $50 million Grand Avenue project will begin soon and is scheduled to be completed in spring 2006.

The development will have a more European architectural feel than the Texas-small-town vibe of the current assembly of shops. The details, such as colonnades and covered walkways, are borrowed from the streets of Paris, Stebbins said.

An open plaza will lend itself to public gatherings, as well as the entertainment focus of the movie theater and national restaurants in that area.

The addition lies northeast of Town Hall and extends to Texas 114. It is expected to generate $4.4 million annually in additional tax revenue.


Retailers making their Tarrant County debut in Southlake Town Square are:
* Cheesecake Factory, a national chain of upscale restaurants that offers a wide variety of dishes. Their thick menu ranges from omlettes, grilled pork chops, pesto chicken pizza, jambalaya pasta and 50 different cheese cakes and desserts
* Snuffer's Restaurant and Bar, known for its burgers and decadent cheese fries. It's a Dallas and North Texas institution with five locations.
* Harkins Theaters, a 72-year-old chain that operates mainly in Arizona and Oklahoma.
* Anthropologie, a nationwide retailer of women's clothing, jewelry and home furnishings made around the world. There are three locations in North Texas, including one at NorthPark Center in Dallas.
* Brio, a Tuscan-style restaurant would be the first in North Texas. The menu includes pizza, steaks, wood-grilled chicken and pastas.


Other retailers coming to Town Square are:
* Express, a young women's clothing store
* NY & Co., a young women's clothing store
* Barnes & Noble, a two-story bookstore
* The 5-story Hilton hotel will have a 1930s design. It will have a 12,000-square-foot convention center, 2,000-square-foot bar and a 5,000-square-foot restaurant.

20-story tower to have 126 units; sales to begin in May

Developers have bought the land for a high-rise condominium just north of the Galleria in Far North Dallas.

Mockingbird Group of Cos. plans to build a Mediterranean-style tower in the Galleria North complex at the northwest corner of Alpha and Noel roads.

A shopping center and two office towers have already been built in the project.

The 20-story Galleria North Condominium Tower will have 126 units ranging from an 850-square-foot condo to a 3,500-square-foot penthouse, according to the developer.

Spokeswoman Jeanette Moore said Friday that the company hasn't set prices for the units or a groundbreaking date.

Mockingbird Group filed a building permit for the property at 13733 Noel Road, according to M/PF Yieldstar Inc.

"If you think about it, the Galleria is the only true urban setting that can offer the lifestyle that so many people seek, with all of its restaurants, shopping and an office within the complex," Mitchell Vexler, president of Mockingbird Group, said in news release.

Mockingbird Group is the second developer to announce plans for a residential high-rise north of LBJ Freeway in Dallas.

Last month, Silver Tree Partners said it plans to build a condo tower on Arapaho Road overlooking the Prestonwood Country Club.

And while most of the high-rise residential construction is in the central city, developers have built several projects in the northern suburbs.

Most recently, Palladium USA Group built its 16-story Verona apartment tower on Noel Road across from the Galleria.

The Galleria North Condominium Tower will also have a swimming pool, spa, Zen garden and dog park, the company said.

Sales are set to begin in May.

Harwood, Westbank Break Ground on $100M-Plus Azure

DALLAS-Harwood International and Westbank Project Corp. officially are under construction with a $100-million-plus residential tower that's pushing the 65% sales mark. The call to start was sounded this morning at a gold-shovel groundbreaking before Dallas' real estate leaders and elected officials.
The 202-unit Azure, a 31-story tower in Uptown, is the second US project for the Vancouver, BC-based residential high-rise expert. "Harwood had the site and the desire to do extremely high quality," Ian Gillespie, Westbank's owner, tells GlobeSt.com. "It was a little bit of a stretch of us to go to Dallas, but we really liked the idea of teaming with Harwood. There are not many developers who want to do extremely high-quality high rises and what we can't do is compromise ourselves for one project." The Azure will sit at 2900 McKinnon St. on a 1.3-acre carve-out from Harwood's 12-block footprint in Uptown.

Now that Westbank's arrived, Gillespie says Harwood will be its only teammate in Dallas/Fort Worth. And, he adds, there's a good chance that additional projects will come out of Harwood's Uptown ground. But for now, the focus is on the Azure, which he predicts will be "largely sold out" by the time it delivers in spring 2007.

"It's selling a little better than we anticipated," Gillespie says. "One penthouse is sold and a contract's pending on the other. He says condo sales are "zeroing in on 65%," predominately to Dallas-area residents. Prices range from $400,000 to $4.2 million for a unit mix with 881 sf to 5,025 sf of upscale space.

Gillespie says Dallas is in its formative stages in comparison to his homeport, where developers have cranes on the ground for 20 residential high-rise projects. But in five years, Dallas will have arrived both in significantly higher prices and demand, he predicts. "It will slowly ramp up as people adopt this lifestyle," says Gillespie, whose other US project is located in Seattle.

In a previous interview, Gabriel Barbier-Mueller, Harwood's founder and CEO, said he has been waiting for two decades for Dallas to reach a stage for high-rise residential development. For that story, click here.

With the timing now right, Barbier-Mueller last year formed Harwood Living, a 12-member team formed to steer the development of the flagship property for a branded-residential portfolio. Centex won the general contractor's contract for the Azure, designed by James KM Cheng Architects Inc., with offices in Vancouver and New York City, and Gensler Architects, a San Francisco-headquartered international firm with offices in 25 cities. The rest of the team has Dallas-based SWA Group as landscape architect; Gensler and Lauren Rottet of Los Angeles teaming on interior designs; and sales by Gullotto Group/Ebby Halliday Realtors and the Seattle-based Rennie Marketing Systems.

Does anyone have a status on Victory Tower? I ran across this image and description on the Pickard Chilton web site. There's no mention of it on the Victory Dallas web site, but there are office towers in the development. Looks interesting, but i have no clue if it has a chance of being built...

Does anyone have a status on Victory Tower? I ran across this image and description on the Pickard Chilton web site. There's no mention of it on the Victory Dallas web site, but there are office towers in the development. Looks interesting, but i have no clue if it has a chance of being built...

No chance of it being built. It was part of the inferior, original Victory plan.

scoop, straight from the horse's mouth:
Billingsley Company today announced plans to develop a 10-acre
site on the northeast corner of the recently-expanded arts district
in downtown Dallas. The corporate offices of Dallas-based 7-
eleven, Inc. will become the anchor tenant in the first phase of the
project to be known as One Arts Plaza. The entire project,
including new restaurants and galleries, 60 luxury residential
units and 425,000 square feet of office space, is expected to cost
over $100 million.

7-Eleven to move HQ to Arts District

7-Eleven Inc. will move its headquarters to a new development
in downtown Dallas' Arts District.

Billingsley Co. and Corgan Assoc.
The new development will be a focal point of the Arts District. The
corporate offices will be part of a mixed-use development that
includes high-rise condominiums and retail space built around a
plaza.
"For the past 78 years, 7-Eleven has made Dallas its worldwide
headquarters," said 7-Eleven president and CEO Jim Keyes. "We
are delighted to be able to continue to call Dallas our home."

Developer Billingsley Co. has been planning the project for years
as a new focal point for the Arts District.

"When the next major cultural buildings come on within the Arts
District and the connection is made with this project, it will be
something very powerful for the city of Dallas," developer Lucy
Billingsley said Wednesday. "This is the most important deal for
us, and it’s a giant opportunity to be able to participate in the
future of downtown."

Central to the $100 million development will be a 425,000-square-
foot office building to house 7-Eleven's home office. The
convenience store giant is now located in the Cityplace tower at
North Central Expressway and Haskell Avenue.

The new headquarters site is on three acres at the northeast
end of Flora Street between Routh Street and North Central Expressway.

The development will be just a short distance from the $275
million Margot and William Winspear Opera House and the Dee
and Charles Wyly Theatre that are to be built along Flora Street.

Billingsley Co. has hired award-winning Dallas architect Lionel
Morrison and Matt Mooney of Corgan Associates to design the
Arts District complex.

Apparently, the tallest component of this phase may deliver at
around 22/23 stories...according to the Press Conference that
also stated the residential is on top. 'Official' groundbreaking this
Summer.

WFAA-8 DFW News just also added a short report that the build-
out (of the 10 acres Billingsley owns) projects to have 3-4 mid-
rises in the 20+ story range.

7-Eleven to move HQ to Arts District

7-Eleven Inc. will move its headquarters to a new development
in downtown Dallas' Arts District.

Billingsley Co. and Corgan Assoc.
The new development will be a focal point of the Arts District. The
corporate offices will be part of a mixed-use development that
includes high-rise condominiums and retail space built around a
plaza.
"For the past 78 years, 7-Eleven has made Dallas its worldwide
headquarters," said 7-Eleven president and CEO Jim Keyes. "We
are delighted to be able to continue to call Dallas our home."

Developer Billingsley Co. has been planning the project for years
as a new focal point for the Arts District.

"When the next major cultural buildings come on within the Arts
District and the connection is made with this project, it will be
something very powerful for the city of Dallas," developer Lucy
Billingsley said Wednesday. "This is the most important deal for
us, and it’s a giant opportunity to be able to participate in the
future of downtown."

Central to the $100 million development will be a 425,000-square-
foot office building to house 7-Eleven's home office. The
convenience store giant is now located in the Cityplace tower at
North Central Expressway and Haskell Avenue.

The new headquarters site is on three acres at the northeast
end of Flora Street between Routh Street and North Central Expressway.

The development will be just a short distance from the $275
million Margot and William Winspear Opera House and the Dee
and Charles Wyly Theatre that are to be built along Flora Street.

Billingsley Co. has hired award-winning Dallas architect Lionel
Morrison and Matt Mooney of Corgan Associates to design the
Arts District complex.

Apparently, the tallest component of this phase may deliver at
around 22/23 stories...according to the Press Conference that
also stated the residential is on top. 'Official' groundbreaking this
Summer.

WFAA-8 DFW News just also added a short report that the build-
out (of the 10 acres Billingsley owns) projects to have 3-4 mid-
rises in the 20+ story range.
