I see there's a big sign up that the Airport Animal Hospital is moving from the Rae St. minimall into a new building in Grasslands behind Lammle's Western Wear.

Brightenview development bright spot at Global Transportation Hub

Bright spot in GTH development

Description: There was a bright spot on Wednesday on the Global Transportation Hub development. Wayne Mantyka reports.

The Global Transportation Hub (GTH) was a controversial issue in this fall’s session of the legislature. A new development by Brightenview has become a bright spot for the area.

Cathy Sproule with the opposition NDP was out at the GTH on Wednesday to see what’s new.

“This is the land that in 2012 was valued at $8.8 million,” she said. “This is the land that was flipped back to the highway’s department.”

Construction began last summer on a 40,000 square foot warehouse that will be home to 120 Chinese retailers. The developers said all units have now been sold.

“We are very excited to see our project advance at this speed within the GTH,” said Joe Zhou with Brightenview. “We’re very happy and pleased to be supported by very strong market interest.”

The units were sold as commercial condominiums. The manufacturers and wholesalers will move in next year to market products to North American retailers. All products will be shipped and warehoused at the GTH.

“We see a very nice building going up, but it’s the concept behind it,” said Bryan Richards with the GTH. “He’s promoting Saskatchewan, he’s promoting entrepreneurship and bringing investment attraction to this province. That can’t be anything but a good thing, so we’re very excited.”=brightenview is encouraged by how quickly all of the units sold in its first building at the GTH. It’s already working on plans for a second building or more in 2018.

Great news all units sold

CTV couldn't write a coherent article if they tried. This article makes it seems as though Brightenview is building on the contested land. It's not.

Developers hopeful that fee break will boost industry

City council is set to grant a break to industrial development, in the form of a two-thirds cut to development levies.

The city charges service agreement fees and development levies on new builds. It’s a way to cover the cost of the expanded infrastructure required to serve development. Growth, the theory goes, should pay for itself.

Industrial development has long paid the same charges as commercial and residential structures — but that’s set to come to an end. Industry will pay only one third of the standard $442,000 per hectare rate.

Last month, council passed a policy to that effect. Monday, they’ll vote on a similar amendment to the development levy bylaw. According to the city’s executive director of planning and development, the move recognizes that industry uses less city services for every hectare, compared to housing and retail.

“It will definitely help incentivize industrial development,” said Diana Hawryluk. “When they had to pay the full rate it was a hindrance.”

Stu Niebergall, president of the Regina & Region Home Builder’s Association, said he supports the move, even though residential developers will have to pick up some of the loss. He said it will create jobs, which could help heat up the city’s housing market.

“We’re better off to absorb some of that cost in the residential sector, so the industrial side can be competitive,” he said.

Also, let's see if Brightenview is seen as a bright spot 2, 3 or 5 years from now. My bet is it's a gong show, just like Dundurn, and just like the GTH. Like attracts like.

(bet Wall & Co. was pleased to see Mantyka got the assignment... he's never seen a story he couldn't spin positively)

Well it's already better than Dundurn since it actually exists. But it's just an immigration scam.

They are even doing the immigration part wrong:

I guess this more relates to the MegaMall though.

Yeah, 120 businesses leasing 120 spots with 120 families moving to Regina. Not a bad way to jump to the front of the immigration queue.

This sounds a lot like the Asian mall (Pacific Mall?) I visited in Markham, Ontario a couple of years ago. Tons of businesses, but most very small, and all Asian-owned. There were some good deals in there, actually, and some good food, but I didn't see a lot of other white customers (No one minded me being there, though!)
