Which is crazy because Riverdale has lots of massive 30-floor buildings built in the 60's and 70's, and now it's basically impossible to build something of that size.

There's still a good deal of midrise development, though.

Pre-construction is now underway at 1100 Myrtle Avenue in Bedford-Stuyvesant, Brooklyn, and renderings offer a first look at the project. The new building will rise from an assemblage of neighboring lots with frontage along Myrtle and Lewis Avenues. The 11-story structure will comprise 250,000 square feet with 224 apartments and 25,000 square feet of ground-floor retail. At these lower levels, the façade is comprised of floor-to-ceiling glass that transitions to a red brick enclosure.

The massing of the building above the fifth floor is slightly set back to make space for what appears to be a large terrace level. While additional outdoor space could be constructed at the roof of the structure, it remains unclear from the preliminary renderings.

At this time, it is also not clear which development agency is responsible for the new project or the architect responsible for the preliminary design. M&R Construction Group is the general contractor in charge for pre-construction.

Located between Columbia Street and Hamilton Avenue, the nearest subway is Carroll Street station, serviced by the F and G trains. RJ Capital Holdings, listed as the owner behind the applications, also filed permits for four townhouses with one unit and one parking space at the adjacent 57, 59, 61, and 63 Summit Street addresses.

Renderings reveal an alternating light and dark brick façade with large windows and setbacks on the rooftop and ground level. According to architect of record Builtd, the development, which contains four townhouses, will be built as a whole to meet Passive House standards with insulated window frames, ample natural light, and spaces for passive recreation and gardening.
