Retail has done very well in Calgary over the years with traditional malls, a lot of people assumed this would go well also.

Rural mega-mall to go ahead despite provincial ruling favouring city's beefs

The city may have been the victor in a development tug of war with its rural neighbours, but Rocky View County’s reeve says a green light for a massive shopping power centre is a win for his municipality.

In late December, the municipal government board ruled in favour of a majority of the City of Calgary’s objections to Rocky View’s Omni area structure plan, a vast 517-hectare swath of land on the city’s eastern limits, south of Country Hills Boulevard and east of Stoney Trail.

However, the panel said despite agreeing that the majority of the development plan could have a “detrimental impact” on the city given the planning area’s scale, the heart of the project, a 75-hectare, $300-million shopping and commercial centre proposed by Genesis Land Development Corp. at 84th Street N.E. and a future extension of Airport Trail will be allowed to move forward.

“Considering the approval of the Omni ASP and the advanced state of Genesis’ planning for the Omni Project, further delays would unnecessarily affect the landowner’s interest in proceeding with its development,” read the ruling.

Calgary Streetfront Retailers Shuttering Amid Property Tax Increases

As a commercial real estate broker, I have focused on leasing storefront and restaurant space over the past 28 years across the inner-city urban business districts of Calgary, Alberta. Cool areas such as Kensington, Marda Loop, Bridgeland, East Village, Mission, Marda Loop and the City’s premiere high-street 17th Avenue SW.

Economic factors such as a soft local economy, low consumer confidence and high property taxes are taking a toll as stores and restaurants close their doors in these once vibrant shopping and dining areas. Since 2016 there have been 48 storefront transitions along 17th Avenue SW in the 16 blocks that stretch between 14th Street SW and 2nd Street SE according to a local business group. Most are recycled quickly with new tenants, but the optics can have a negative perception. Currently in this district there are around 38 storefronts facing lease renewals or some sort of transition in 2019.

Anchor store expected to help largely vacant mall attract merchants, shoppers

CALGARY — Ten months after tenants started moving into the still mostly empty New Horizon Mall just north of Calgary, its first anchor tenant is being announced this week.

That means the grand opening originally scheduled for October could take place — at last — this spring, says Eli Swirsky, president of The Torgan Group, which developed the Asian bazaar-style centre in conjunction with its partner, MPI Property Group.

The Calgary anchor tenant is The Best Shop, which operates a store described as a “Chinese Walmart” in Toronto’s Pacific Mall, a similar shopping centre opened by The Torgan Group about 20 years ago.

Negotiations are nearing completion for an unnamed second anchor store, which Swirsky said is in food merchandising but not a restaurant or grocery store.

According to the mall, the store’s products will include mahjong tables and an extremely small washing machine that sells for around $100, plus brands such as Haier and Midea that are popular in China but relatively unknown in Canada. It will be the second outlet in Canada.

Best Shop is getting about eight months of free rent and financial help with improvements on its 15,000-square-foot space, Swirsky said, adding the mall is also offering to help unit owners cover the costs of bringing in tenants to occupy spaces they own.

“It’s based on an Asian model that’s not necessarily applicable in Calgary … The challenge is it’s not in the middle of an Asian community,” she said.

Calgary is leading the country in cannabis retail with 24 licensed pot shops — more than twice as many outlets as the next highest jurisdiction — despite the province’s decision last fall to stop issuing further store licences.

“We’ve had remarkably little problem with the retailers here,” Mayor Naheed Nenshi said Thursday. “We have 24 private retail outlets in Calgary, which is by far the largest in the country.”

The mayor said that despite the city’s free-market approach to regulation, the province’s decision last November to halt licensing due to a shortage of cannabis supply has left some Calgary entrepreneurs in limbo.

The city has now approved development permits for 167 stores in Calgary, more than a dozen of which are stuck waiting for the province to lift a moratorium on new licenses.

“I’ve said from the very beginning, there is no way the Calgary market can support that number of stores,” Nenshi said. “(But) it’s sort of a shame that instead of letting the market sort it out, the first 24 who got in kind of won the lottery because there was then a moratorium on other stores.

The Asian-themed New Horizon Mall just north of Calgary, which has struggled to find vendors, has landed a second anchor tenant.

Prairie Horizon Fresh Market will be a 23,000-square-foot retailer, employing more than 150 people. It is to open this summer at the troubled mall, located in Balzac just south of CrossIron Mills Shopping Centre.

Ken and Tracy Aylesworth will be running Prairie Horizon, through their company, Shindigz Ventures. The couple has more than 15 years of farmers’ market experience, including managing the Avenida Food Hall & Fresh Market and owning the Symons Valley Ranch Farmers Market. Ken was previously the general manager of the Calgary Farmers Market and oversaw its relocation to its current home on Blackfoot Trail.

“Prairie Horizon Fresh Market will focus on various farmers market style vendors. Vendors will range from fresh locally sourced vegetables and fruits; to ethnic specialties such as perogies, Mexican, Asian and Indian cuisine; bakeries, sweets, fresh proteins, coffee, sweet and savoury pies, ramen noodles and so much more,” said Ken Aylesworth.

It is good news none-the-less. This is the type of place that could attract some of the clients of Cross Iron Mills to stop in to the Horizon building and pick up some fresh foods.

Plus - I don't think this model of a store out in commuter country works well for the uber successful T&T stores. They're awesome.

I’m surprised there aren’t more stores out in pothead commieland BC, though I supposed most out there grow their own.

That's because BC is going a different route than Alberta and not allowing private retailers.

I thought BC started having private liquor stores a few years ago... so why not weed?

they have private retailers, all the dispensaries are still open for the most part, but they have had problems with stock. Pt Coquitlam is looking at opening 4 pot shops for instance, 2 government ones and 2 private ones.

According to this article there are currently 3 in BC and one of them is in Pouce Coupe.

It is surprising how badly the BC Government has handled it though.

It's been ages since I've been to White Spot and I think I've only been to Save on Foods once. Used to go to London Drugs quite often but haven't been there much in the last decade or so. So "boycotting" those three chains would be no problem for me.
