Smile NEW YORK | 8 Vanderbilt Avenue | FT | 12 FLOORS

Project: 8 Vanderbilt Avenue

Quote:
Construction is moving along in the next phase of the massive Navy Green mixed income housing development. It looks like five or six stories out of 12 have gone up so far at this condo building at 8 Vanderbilt Avenue at the corner of Flushing Avenue. It will have 98 income-restricted and market rate condominium units available. The bulk of the units, 74 of them, will be sold at prices affordable to moderate and middle income households. The rest, 24, will be sold at market rates. It will also have 1,600 square feet of retail space facing Flushing Avenue. Next to the building on Vanderbilt, 23 market rate townhouses are planned as well.

Smile NEW YORK | 70-32 Queens Boulevard | FT | 11 FLOORS

Project: 70-32 Queens Boulevard

Quote:
The new 69-unit residential building at 70-32 Queens Boulevard, in Elmhurst, is being designed by Flushing-based architect Michael Kang. It will include about 55,000 square feet of residential space, with all apartments around 800 square feet in size. In most of the city this would mean rentals, but these will simply be small condos, as is common in New York’s Chinese neighborhoods.

The building includes 5,500 square feet of commercial space on the ground floor and a small 180-square foot community facility, topped by condos with balconies and an asymmetrical rooftop setback to form penthouse terraces. The parking garage will have room for 59 cars.

Four-Story Mixed-Use Building Going up on Marcus Garvey Near Fulton

Quote:
Work is progressing slowly at 472 Marcus Garvey near Fulton in Bed Stuy, where a four-story mixed-use building has been in the works since 2011. The building will have 10 apartments and one store, according to a new building permit. The site has received a number of stop work orders over the years, mostly for construction impact on neighboring properties. Click through to see a rendering of the finished design.

Yea its a change of pace from the many developments without parking. IDK, I think if I where living in a place such as that, secure parking would be nice. I have a friend who lives in Hoboken and has to park in the street. Sucks sometimes because it can take him 20 minutes or more to find a spot if he decides to move it every once in a while. Plus, its not secure. I think its a luxury especially in NYC to live in such a place that includes parking.

True, it makes sense I think in that part of Queens.

Project: 538 Union Avenue

Quote:
A new teaser site and fresh details are out for a 13-unit residential building rising in Williamsburg. Thus far, developers Adam and Leslie Westreich of Tryad Group – who picked up the site for just $1.3 million in 2007 — have remained somewhat tight-lipped on what precisely is coming to 538 Union Avenue, according to Curbed.

But with sales about to launch later this fall, the owners have revealed that the building will feature eleven one- and two-bedrooms, plus two duplex penthouses with private rooftop terraces.

The apartments will also feature “sprawling living spaces, oversized windows [and an] industrially inspired design,” according to the site. Pricing will start at $645,000 for one-bedrooms, $1 million for two-bedrooms and $1.5 million for one of the penthouses. Aptsandlofts.com will be handling sales and marketing.

Smile NEW YORK | 23-88 31st Street | FT | 7 FLOORS

Project: 23-88 31st Street
Status: Recently Completed (August)

Quote:
The seven-story, 28-unit project started leasing in August. Pricing for available units starts at $2,350 per month for a 661-square-foot one-bedroom. The most expensive unit is 7B, a 2,365-square-foot two-bedroom that’s asking $4,600 (it’s also listed as a 1,265-square-foot two-bedroom that’s asking $5,200, but that has to be a mistake, right?)

Every apartment has a balcony; interiors feature dark oak floors, central air conditioning, white quartz countertops, stainless steel appliances with glass backsplash and in-unit washer/dryer. Amenities include video intercom, bicycle storage space and garage parking with additional storage space available.

Smile NEW YORK | 608 Franklin Avenue | FT | 8 FLOORS

Project: 608 Franklin Avenue

Quote:
The specifics of the plans have changed slightly: The building, which will be quite large and take up much of the block between Bergen Street and Dean Street, will rise to eight stories and have a total of 130,00 square feet. There will be 120 rental units — studios, one and two bedroom units. Twenty percent of the units will be income-restricted, according to NYY. The mixed-use building will have 19,000 square feet of retail space.

The development will replace three rundown, low-rise structures on the Dean Street side of the property, not the 19th century brick brewery building on Bergen, as reported previously. The corner lot also has 141 feet of frontage on Franklin Avenue.

While the design reminds us of buildings in the Ladies’ Mile area in Manhattan rather than Crown Heights, it strikes us as a far cry above the majority of new construction.

Smile NEW YORK | 5-35 47th Avenue | FT | 12 FLOORS

Project: 5-35 47th Avenue

Type: Long Island City Hotel/Medical Center

Quote:
At 5-35 47th Avenue, a developer is planning a 12-story mixed-use building, on a mid-block site between Vernon Avenue and Fifth Street, just north and west of the residentially-zoned part of Long Island City.

The permit application was submitted by Sunset Park-based Shiming Tam Architect, on behalf of developer Yanghua Su. The filing calls for a 26,000-square foot structure with medical space on the first through eighth floors, and then eight hotel rooms each on the ninth through 12th levels (with, oddly enough, four hotel rooms in the “cellar”), for a total of 28 rooms.

Project: River Tides at Greystone (Yonkers)

Quote:
The River Tides at Greystone will sit at 1133 Warburton Avenue, overlooking the Hudson River and New Jersey Palisades. The project is being developed by Martin Ginsburg’s Ginsburg Development Companies, which has built a number of properties in Westchester County.

The site has been owned by GDC since the 1970s, and it is being developed with the help of $3.7 million in tax exemptions from the Yonkers Industrial Development Agency; occupancy is tentatively expected by the end of 2016.

Smile NEW YORK | 5515 Eighth Avenue | 6 FLOORS | FT

Project:

Quote:
Eighth Avenue has long been a main commercial street in Sunset Park, with its storefronts supplying the surrounding residential sidestreets with local retail. But in recent decades, it’s become the main drag for one of New York City’s two largest Chinatowns (the other being Flushing, in Queens; the Manhattan original is now third), and has subsequently acquired a commensurate demand for commercial space.

Architecture beyond the gentrifying fringe in New York City can sometimes be subpar, but commercial projects, as everywhere else, tend to be higher quality than residential developments. This building, with its glassy façade and simple white and gray panels between floors, looks to follow the same rule.

The ground floor and mezzanine will contain 13,000 square feet of retail space, topped by 42,500 square feet of medical office condos. The three-level underground parking garage will have enough space for around 150 cars, far more than required by code.

The developer is Andy Wong with Flushing-based Golden 8th Avenue Realty Corp., a firm that appears to have owned the land since the 1980s.

Smile NEW YORK | 33 Lincoln Road | FT | 8 FLOORS

Project: 33 Lincoln Road

Quote:
Construction is moving along at the eight-story, 87 unit apartment building at 33 Lincoln Road in Prospect Lefferts Gardens. The site is a long L-shaped lot that abuts the B/Q/S tracks and faces both Lincoln Road and Flatbush Avenue. The image above is from the Flatbush side of the development where foundation work is under way.

The building is being developed by Anderson Associates and had faced delays because of issues with obtaining financing through the city Housing Development Corporation’s New Opportunities Program. Now it is being funded by private investment. However 20 percent of the units will still be set aside for those making a maximum of 60 percent of the area median income.

Project: 651 New York Avenue

Quote:
Rebar is rising on the site of this 40-unit development at 651 New York Avenue in East Flatbush by developer Eli Karp of Hello Living. After years of developing luxury condos in Prospect Heights and Crown Heights, this project, which the developer is calling Hello New York, is one of five on the other side of Eastern Parkway in Prospect Lefferts Gardens and East Flatbush.

Each unit will have a private elevator opening directly into the apartment and a large terrace. The building will have a gym and there will be 20 parking spaces for the 40 units.

Project: 27 Havemeyer Street

According to a new building permit application filed on Friday, developer Ami Barr is planning to raze the existing structure, which takes up about half the 46-foot-wide lot, and replace it with a six-story, eight-unit apartment building. The project would have 7,322 square feet of residential space, with units of varying sizes, including two duplexes.

Elmhurst-based Infocus is listed on the permit as the architect, and the practice has designed a few simple but elegant buildings in Williamsburg before.

Smile NEW YORK | 840 Fulton Street | FT | 8 FLOORS

Project: 840 Fulton Street

Quote:
Another Brooklyn gas station has been snapped up for development, this one in Clinton Hill. A developer, The Daten Group, bought 840 Fulton Street, at the corner of Vanderbilt Avenue, for $7,400,000 on September 30, according to the Commercial Observer.

The firm plans to build a seven-story mixed-income rental building. The 40,000-square-foot development will have 38 apartments, 20 percent of which will be affordable. There will be 5,000 square feet of retail in the project, which is scheduled to begin construction in March 2015 and finish two years later. KBA Architects will design the building, which will cost approximately $20,000,000 to build, said the story. The Daten Group’s management company, Vibe Living, will manage and market the rentals, and Douglas Elliman will handle the initial leasing campaign.

The deal included 3,464 square feet of air rights from a neighboring property at 848 Fulton Street, which is a four-story building with apartments and a Thai restaurant on the ground floor. The sale has not yet hit public records. The developer hasn’t filed any demolition or new building applications yet either.

In August, we checked in on 44-80th Street, and found that the building had risen to the third level.1 Construction has moved along steadily since then, because, as you can see from the photos below, crews are starting to build the seventh floor on the projected eight-story building. Crews are likely to top off the building in the next month or so, and we’ll check back in then.

Harbor Station North (800 units)

Over in nearby Bayonne:
===============

Project: Harbor Station North

Quote:
The Bayonne City Council unanimously voted last week to approve a 30-year tax abatement for the developer of Harbor Station North after residents voiced concerns that the development won't provide enough jobs for locals.

Like other parts of the city's Military Ocean Terminal, Harbor Station North has been tied up in litigation that has delayed development for years, according to city officials. Roughly speaking, the borders of Harbor Station North are Route 440, Pulaski Street, and 45th and 41st streets (if one were to extend those streets further east until they intersect with Pulaski Street).

[...]

The company has been approved to build 800 residential rental units, ranging from 700 to 1200 square feet in size, and about 10,000 square feet of commercial space in Harbor Station North, he said. The first phase will be comprised of 450 units, Coffey added.

Update to thread:

1) Given the influx of midrises and significant general developments in NJ and in places such as White Plains, and nearby Long Island Satellites, I will start to include projects from the surrounding satellites. Almost all of the 500 plus projects listed in this compilation have been within NYC (Some posts have 10 or more projects). A few are from NJ, but many have been missed that would normally, if in NYC, be significant developments on the midrise level and on the general development level.

2) This being in conjunction with the newest NYC developments.

3) This thread is essentially duplicate free. Every post corresponds to one midrise, or significant lowrise/general development. I always try to include a title for the post, as this allows me to keep track of projects listed, and to give you guys the floor or height info off the bat along with the address. And... as always, any suggestions or questions are always welcomed.

- Chris E.
