Proposed 174 Provencher is smaller than I would have liked, and the design is a bit lacklustre. But it's obviously far better than what exists there now. Any word on who is behind it?

The Chocolatier will be pissed about their mural and signage. This is the type of St. Boniface NIMBYism we're talking about.

The proposed development across the street has asked for an extension.

Also need to do something about the junkyard across the street. No problem letting the burnt out junkyard linger. That is quintessential St. B. IROC's in the front yard, but don't you dare build a new house down the street.

The last go round for this project was Northern Sky Architecture. I am not sure if it is still them.

I think that's as big as it can be on that side of Provencher....looks good enough to me.....build it....better than a gravel parking lot, or a building set back from the street.

it's too bad it's not brick.

Welcome to the world of brick-like EIFS. I'd be surprised if it wasn't a wooden building on a 1st floor podium

That's good news if it uses brick. Although I can't say I'm a fan of those gray sections.

I agree that there's so much potential with that strip.

I'd also love to see the revival of Tache, especially around the St Mary's/Tache intersection. I went to Shirley's Dance Studio recently and honestly was sad to see the vacant yet beautiful bones that lay around (old le Croissant, Thyme, closed Mrs Mikes).

Wonder if once the new St Boniface Emerg Department construction is done there'll be a revival...

i see Degagne Motors (Des Merous & Marion) corner now orange fence all around it and the 2 houses behind it look empty and have grass up to my knees. knowing that shop closed with almost zero notice last year, I'm assuming a developer offered real good $.

@truviking, I'm assuming this is your new big announcement. If so, that area is getting some real much needed density b/w your last project and the other up the road.

interesting to see this, Manitoba Possible not pursuing building on Provencher anymore

On February 12, 2021, the Standing Policy Committee on Property and Development, Heritage
and Downtown Development approved the sale of 219 Provencher Boulevard and 212
Dumoulin Street (“Subject City Property”) to Manitoba Possible.
On March 3, 2023, Manitoba Possible notified the Public Service that they would not be
proceeding with the purchase of the Subject City Property due to the financial hardships brought
on by the COVID-19 pandemic. Manitoba Possible was able to terminate the sale since the offer
to purchase was negotiated but not yet signed.
As a result, the Public Service recommends that the sale approval of the Subject City Property
to Manitoba Possible be rescinded.
The sale process for 212 Dumoulin Street will be re-initiated since the building is vacant and in
need of renovation. No action will be taken with 219 Provencher Boulevard until public
engagement is undertaken.
Proposed options for community consideration of 219 Provencher Boulevard will include:
- Sale of the building at market value.
- Sale of the building at below market value to a non-profit organization that aligns with
City policy.
- Lease of the building at market value.
- Lease of the building at below market value to non-profit organization(s) that align with
City policy, ensuring the rent is sufficient to allow for ongoing maintenance.
- A combination of leases at market value and below market value, ensuring alignment
with City policy and ensuring financial feasibility.
