My new office is almost directly across the street from this tower. It will be a delight to see it rise.

Interestingly enough, my cousin lived in one of the townhouses that was razed for this building to go up. A loss for him (he rented, didn't own!) but a gain for the area.

I've heard that the developer bought another building to expand the footprint of this tower. Is that the remaining warehouse-type structure still standing, or have they already taken the aforementioned building down?

There is a development site directly across the street from this tower (on the western side of Varick) - excavation is underway as I type this - I believe it's a commercial development. If what I have heard is true - they're going to develop the park adjacent to it - directly across the street from 565 Broome. It seems as if the renderings confirm that rumor.

The mini park across the street + the adjacent development site.

Bizzi, partners eye $650M sellout at Renzo Piano condo project

Quote:
The developers of the Renzo Piano-designed condominium project near the Holland Tunnel, where units will list as high as $20 million, are seeking a total sellout north of $650 million.

Bizzi & Partners Development, Aronov Development and Halpern Real Estate Venture are looking to cash in to the tune of $651 million at the 30-story condo at 565 Broome Street (also known as 100 Varick Street), according to an offering plan accepted by the New York state Attorney General’s office.

The 115-unit, 320,000 square-foot project has about 200,000 square feet of sellable space, which brings the sellout price to roughly $3,200 per square foot.

Douglas Elliman Development Marketing is handling sales at the building, the first residential project in the city for the Pritzker Prize-winning architect of the Whitney Museum of American Art and the New York Times Building at 620 Eighth Avenue.

Prices for the units, which range from studios to four-bedrooms covering full floors, will start at just shy of $1 million and climb to $20 million.
The developers landed $450 million from Chinese investors for the project in January, including a $320 million construction loan from Bank of China. Construction is expected to be completed by late 2018.

SoHo Highrise is Renzo Piano's First Residential Project in Manhattan

Quote:
World-renowned Italian architect Renzo Piano unveiled renderings for his first residential development in Manhattan earlier this year, and in the months since, construction crews have been busy preparing the site between Broome and Watts Streets for the 30-storey climb of two mirroring towers. The twin building complex dubbed 565 Broome SoHo is being brought to life by a development team consisting of Bizzi & Partners, Aronov Development, and Halpern Real Estate Ventures.

New renderings, depicting the final design, are now available for the 25-story, 115-unit mixed-use building under development at 565 Broome Street (a.k.a. 100 Varick Street), in Hudson Square. The renderings come as sales have launched for the project’s condominiums. The latest building permits indicate the structure will eventually encompass 322,154 square feet and rise 290 feet above street level to its roof, which doesn’t include the bulkhead.

The ground and second floors of the project, dubbed 565 Broome SoHo, will host 16,867 square feet of commercial-retail space. The residential units, averaging 2,109 square feet, will be located on the third through 25th floors. Currently available residences range from studios to four-bedrooms, with some duplexes, full-floor apartments, and penthouses mixed in. The units will be accompanied by 17,000 square feet of amenities.

I drove by the site today. Digging is occurring. I'd say 20 ft deep.

It's a rather large site, as you can see.

As an aside...if you look two blocks to the south, you will notice part of what is a massive plot of undeveloped land on Canal Street. I have to imagine that it make for a fantastic multi-use or condo building. Does anyone know why it's remained fallow for so long?

^Some of it has to do with the fact that trinity church owns the property (they're the big real estate player in hudson square still), and aren't as eager to develop. They might be planning for office space there.

It's owned by Trinity Property, and they announced plans for a tower on the project a few years ago, during the Hudson Square rezoning.

Not sure of the status of the tower, but wouldn't be surprised to hear something in the near-term.
