I like them, we need more colors downtown! Their proximity to the HEB too...

My only critique is the seemingly wimpy and tree-less sidewalk on the left side...hopefully the sidewalk is wider than it looks there and landscaped!


Edit: I'm referring to the second image btw. Maybe it's a less prominent street so in that case maybe not all that bad.

Dang, I kind of liked that curvy bit on the corner with Stumberg. I'll gladly trade it for a couple of extra floors though, definitely still an attractive building.

According to the HDRC application, they're wanting to put retail on the entire Stumberg St side, and live/work on the Guilbeau St side.

I get emailed in advance the preliminary agenda for the HDRC meetings, which has the address, name of applicant, and a brief explanation of the request, like "signage", or "window replacement". On the next HDRC agenda is a request made by HEB to build a 6-level parking garage on the block immediately south of this thread's development, a vacant lot that fronts Cesar Chavez. The request says "construction of a six-level parking structure and land bridge".

Land bridge??!!

I'm assuming it will cross Cesar Chavez. My curiosity is piqued.

But besides that, it will be a crime if there will be no ground level retail. But being that it's a parking garage for the headquarters of a grocery chain, maybe I don't have to worry.

I haven't been by this site for about a month but I don't believe this is under construction yet, as the header indicates. Does anyone have an update on this project?

Well, there's the Encore Riverwalk crane and the HEB parking structure crane within a stone's throw of each other. Unless a third was added today, I don't think this one is underway yet.

You may be right. I was going off seeing a second crane from the freeway near Encore.

Hate to be a Debbie downer, and I have no inside information on the project, but retail seems unlikely. If they are going to the trouble of building a garage with a land bridge across Cesar Chavez, they likely want to maximize that parking for employees and/or customers.

Adding retail means not only taking away parking spaces for retail use, but the retail use also drives more parking needs that compete with the people you are trying to provide parking for in the first place.

However, it’s not all bad news. I will go out on a limb and guess that this could be the first step toward expanding the HEB that’s there. I think it has probably done better than they expected, and the only way to expand is to eat into their surface parking lot that doesn’t have a lot of extra spaces to lose. So build the parking garage first, and then expand the store.
