SA - Six Story Residential Planned for SoFlo

More housing for SoFlo. A five story residential building is planned for the northwest corner of South Flores and Durango Ave. The two story building that is currently there will be renovated and a six story attached building will be built in the parking lot behind it.

Its something though! I think we are more or less easing into the condo boom...which Im totally fine with...don't want to flood the market too fast!

This is SoFlo, not central downtown, this is exactly what SoFlo needs along with the conversions of warehouses.

I dont know if i would consider this area to be "SoFlo." Maybe the southern edge of downtown. I would think the center of it would be where Flores intersects Alamo. Still its good they are going to do something with that building. Also were does it say that its gonna be "Condos." From the Case, it doesnt mention that...

I'll elaborate. I like that they're incorporating the old one and two-story structures into the design. Preservation is usually a good thing. I'm not crazy about the concrete slab six-story structure though. That's the part that makes me yawn. Overall I agree... it's a good start to help an area get going toward intelligent development.

That second rendering is pretty accurate. If you look to the extreme top right-hand side you can see the fully constructed Vistana and Santa Rosa hospital behind it. Somehow I imagined Vistana would be a little taller....oh well.

Also the condos will be nicely located but I only wish that San Pedro Creek was more to look at other than just some nasty ditch. Up at the springs it's gorgeous with all the landscaping and greenery, but Downtown it's hideous.

i understand the yawns, but neighborhoods are built 6 stories at a time. this is another solid use of land, another step towards having a legitimate, relatively affordable mid-rise neighborhood within walking distance of DT.

A parking lot becomes 6 story residential building on the DT fringe? Umm, thank you sir may I have another?

You wouldnt yawn if you could drive by it. As it is now its a complete shithole. I cringe every time I drive by. Glass has been replaced with thick, unbreakable plexiglass that is all tagged/scratched up or completely boarded up. Those shitty window unit AC's hanging out over onto Durango,, Other entrances boarded up, crappy wooden signage, paint on some of the original brickwork - a total eyesore. Any improvement would involve the current owners LEAVING and some restoration work. Is it the sexiest design ever? Nah. But it's 1) Much better than what is there now, and 2) Its more residential in the DT area. Holding out for a better project could be 20 years or never. A bird in the hand....

I agree. It would just be nicer if they actually designed something nice to build. This structure looks like a Drury Inn highway hotel... or a Red Lion Inn. Still, better than what's there as you say.

I do like that the existing building is close to the street. That's good development there. Lure those curious customers in.

Also, remember that the Google renderings don't include much detail...compare the photo of the existing building with the drab rendering of it in the Google page.

I doubt that they're throwing up a Comfort Inn-ish building behind something relatively ornate. I think the materials will match the current building.

A hotel, that explains the design. I apologize Andres, I thought it was residential because the two story building was being incorporated into the six story building, that just seemed more like housing than what a hotel would do.
