I highly doubt the city lost population in 2023. If anything it gained from more returnees and elimination of a lot of full work/study from home.
HPD is saying we are at historic lows when it comes to vacancy rates.

I believe CoStar shows NYC gaining over 100,000 in the calendar year of 2023 (Jan23-Dec23) and showed and between July 2022 - July 2023 should’ve been around break even if not a gain.
