He's probably talking about highrises, and I understand this is a skyscraper forum and I would definitely love to see more downtown as well, but there is more to making a place great than just high rises. These residential projects currently being built really are important because maybe in the future we will see booms and busts in the very inner city, but these neighborhoods being created will sort of be permanent bases that will keep downtown afloat imo.

Exactly, Austin didn't start out building tall towers at first, actually there was quite a few low to midrise buildings that went up prior to the boom of 2006. I'm real excited to see so much infill going on in San Antonio, I rather to see San Antonio densify itself with urban infill than just putting skyscrapers everywhere.

It looks like someone is prepared to get the ball rolling on
student housing.

The post says 98. They're going to have to be creative with this one.

Less than a month after a city-commissioned report concluded there was a demand for student housing in west downtown, South Side-based 210 Developers have confirmed plans to refurbish a former peanut processing plant at 1025 S. Frio St. into an apartment building and build other structures just to the west to total 98 new units — half of which could be student housing.

It also says ready for fall 2013, that's a very aggressive schedule. A sign that developers are eager to get their product on the market?

It seems like each week we continue to read about vacant building/lots in downtown being converted to residential or offices. It just a matter of time when high rises will be built. This will hopefully satisify the size queens we have on this board.

Real funky spot, but I'll take it. It's only a short distance to SoFlo as long as you don't mind walking past a bunch of nothing. It may not seem like much or make much impact (the first one usually doesn't), but it is the first one that isn't 55+ on that side of 35 and this side of the tracks (make sense?).
This'll be 130+ people living near DT... keep 'em coming.

It's good to see some form of student housing, but UTSA should also build dorms at the DT campus.

Does UTSA own property outside of the block where the campus is? I thought they were surrounded by city offices.

They own the Architecture Building and the parking lot across the street from the "main" downtown buildings.

That had been part of their master plan years ago and I believe they tried to buy the hotel building across the street. Unfortunately, the owner sold it to another hotel operator for a higher price.

I'm thinking that UTSA's downtown plans are constrained by their capital budget and their focus on the Main Campus. I would venture that the student housing study was partially pushed by UTSA as a way to attract a private developer to pay for dorms the school can't afford to construct. Privately developed dorms have been working for UT Austin and it could be the best chance of building out UTSA Downtown in the short term.

I'm guessing this is part of those big plans for downtown Graham Weston has been working on...

Weston's involvement in downtown's redevelopment has gone public. It's not the armada of 40 floor skyscrapers we were hoping to see, but it does prove his commitment to turning it into a better urban space.

And it means we have something our neighbor to the north never did - a guy who is willing to bankroll downtown's development.

Good for that small store... it'll grow as the population grows down there; especially with the anticipated new units underway at Big Tex. It shouldn't be long before we see something like that near the Pearl.
