Great news!

And I do believe that upcoming 70-floor tower deserves its own thread.

Depending on the ceiling heights, and mechanical, this may very well be something in the range of 840-875 feet. Thats if they decide to decline the floors with high ceilings. Even architectural elements could ensure that this breaks the 800 foot mark with even low ceilings.

It does deserve it's own thread, but given location, I'm not certain we aren't talking about Citypoint.

We should hear some news about Phase 3 very soon! Phase 2 is almost complete. Hoping for something monumental and worthy of the title of biggest in Brooklyn. I just have a feeling this will be 900+ FT. That's being modest.

One tower is 19 floors, and the other is 30 floors. These being part of phase 2. About 210 and 330 feet respectively.

City Point Project in Brooklyn Gets Unlikely Partner in Extell

By C. J. HUGHES
June 2, 2015

Quote:
City Point, a major development in Downtown Brooklyn, is offering touches that seem to cater to Brooklyn’s homespun, forward-thinking spirit: a movie theater that serves beer. A reinvented shopping mall. A food hall for start-up restaurateurs.

But to get across the finish line, developers of the 1.8-million-square-foot, $1 billion mixed-use project have turned to a perhaps unlikely partner: the Extell Development Company. Extell has so far avoided Brooklyn, and the company’s sky-high, stratospherically priced condos seem to embody a different lifestyle than the Kings County kind.

Last Friday, Extell bought the last development site at City Point, which is made up of apartment buildings atop a mall and offices on densely settled blocks near Fulton Street. And though the tower that Extell plans to build there will probably contain rental units and not condos, Extell’s president, Gary Barnett, said, it could still soar to 60 stories, making it the tallest structure in the borough.

.....“It’s a nice site, it’s a significant size and it was a reasonable price,” said Mr. Barnett, who is probably best known for One57, the 90-story spire in Midtown Manhattan where overseas buyers have not been afraid to pay prices averaging $7,000 a square foot.

Under the terms of the complicated deal, which took a year to complete, Mr. Barnett will pay $120 million to Washington Square Partners and Acadia Realty Trust, the development partnership that controls the site, which is on city-owned land.

Extell, which will technically be leasing the property, with an option to buy a few decades down the road, must also construct a four-level, 60,000-square-foot shopping center, which Washington Square and Acadia will own.

Extell’s mall will probably open in 2017, Mr. Barnett said; his rental tower, which will contain up to 500 units and rise from the top of the mall, could break ground by the end of the year and open by 2019. Although the neighborhood’s zoning would permit the tower’s planned height, the public could still weigh in during a design review.

Extell Submits Pre-Filings For 57-Story Mixed-Use Tower At 138 Willoughby Street, DoBro

Quote:
Over the summer, Extell Development struck a deal to lease City Point’s phase three development site, located on the northern end of the block at 138 Willoughby Street, in Downtown Brooklyn. Yesterday, SLCE Architects pre-filed for Extell’s planned tower, which will rise 57 stories above street level. The documents are not complete, but the initial filing reveals that the project will include both residential and commercial space, as expected. The deal requires the developer to build a four-story, 65,000 square-foot retail base. The tower will rise 692 feet in height, although it’s not clear if that figure includes any structural rooftop elements. The planned residential units should number in the hundreds, and that will be among the details clarified when SLCE completes the new building applications.

The 21,500 square-foot lot is currently being used as a construction staging area for CityPoint’s phase two mixed-use towers. Those towers are expected to be completed in parts over the next year or so. As for Extell’s tower, construction is tentatively scheduled to begin sometime in 2017, with completion by 2020, pending proper approvals.

I'm not too bothered - just imagine how much better a rising tide of 600-700 footers will look surrounding SHoPs supertall! Better than two supertalls crammed into the same block, I think.

It's just pre-filings though. Honestly I don't want anything less than 800ft for this final phase. That has to be the minimum!

It'll be the nice medium between the other towers and the new supertall.

Yeah, it doesn't tell us the whole story. Filings can be adjusted and changed as a development progresses (look at the back and forth Extell did with Manhattan Plaza). Still, even at the height stated, it would stand as Brooklyn's tallest today. I think what happens with 340 Flatbush will have an impact here.

First Look at Extell's 57-Story Tower For Downtown Brooklyn

Quote:
On Wednesday night, Extell revealed its 57-story, 692-foot City Point tower to Brooklyn Community Board 2 (h/t Brooklyn Paper). When the tower was first announced, it was poised to become the tallest in the borough. But that's all changed now that JDS has come along with plans for a development that's nearly twice its height. Extell's tower is still in the approvals process, so the renderings may not reflect its final design. A rep for Extell says the company is still deciding whether the building's 500 apartments will be rentals or condos, but they're leaning towards the latter.

The white tower will have its own built-in exterior cleaning device—a feature that Extell has come to include in more and more of its developments. Construction on the tower is poised to begin in 2017 and wrap up in 2019.

The tall towers keep coming. Good day today as we have confirmation for a tower height for phase 3, at 692 feet, and 1185 Broadway at 580 feet.

We won't get into a debate about skylines, because that's not what we do. But Brooklyn will hold it's own, expecially with 340 Flatbush being built so close to this one. We have 3 to 4 towers that could all claim title of Brooklyn's tallest (if they stood today) in the works, all withing a couple of blocks of each other.

You need a hug I feel. Nothing satisfies you. Are you related to Gale Brewer?

Phase III should be the Extell design which is approximately 57 floors.

The original 70+ floor tower was a concept.
