SUNNY ISLES BEACH | Jade Signature | 642 FT | 55 FL

I checked and we don't have a thread for this. The tower is under construction. Construction was delayed, but is resuming. Was suppose to be under construction in 2013.

Sunny Isles commission approves Jade Signature modification

Sunny Isles Beach commissioners approved the developer of Jade Signature’s request to modify a previously approved site plan for the condo project.

The commission voted 3-1 to allow developer Sunny Isles Beach Associates to reduce the project’s units from 223 to 192 and cut parking spaces from 429 to 422. Vice Mayor Isaac Aelion was the only member to vote against the modification during Thursday’s hearing. Sunny Isles Beach Associates is an affiliate of Fortune International.

City zoning allowed Fortune to develop up to 258 units at the Jade Signature site, attorney Cliff Schulman told The Real Deal in a written statement. Schulman represents the developer.
But Fortune always intended to build 192 condos and marketed the project as such, according to Schulman.

“My client knew very well that they would not actually build that maximum density because they realized the Sunny Isles beachfront purchasers desire larger, more luxurious units,” he said. “They submitted the initial site plan application for 223 units to allow for further design flexibility for the architects and interior designers.”

Thats an epic shot. One of the best nighttime pics I've seen in a while. Which means... new wallpaper. Gets me psyched for my Orlando and Miami, and Seattle trip at the end of August. I'll be sure to snap up as many pics as I can. Hopefully the weather will be nice.

The 192-unit tower was designed by the architectural firm Herzog & de Meuron, with interior design by the Parisian firm PYR. Raymond Jungles is the landscape architect.

Interesting piece on Jade's 50-foot deep ocean front hole in the ground. A 3-story undergound parking garage on a beach front lot. Must be some undertaking. They broke ground before Porsche Design Tower which is already 23 stories up.

500 Sunny Isles is also doing something very similar. Underground, and literally next to the water. Must be extremely expensive to incorporate these subterranean, robotic parking decks.
