I thought it said in the article that Verne Reimer was the Architect.

I really like this proposal. It's a quantum leap compared to the strong 90s vibes of Place Joseph Royal next door. Nicely scaled, good, clean, elegant design.

I really like this. Nice looking materials and good window coverage for once. It looks like the terrace for the north-west unit on the top floor will have a great view of downtown and the CMHR.

Based on the floors plans posted above. There are units right to the property line for the first 3 floors. Then nothing above. I think we're just seeing those floors. The neighbouring building has windows in that area. So seems the new building is playing 'nice' neighbour.

^ It goes before the Riel Community Committee May 25th for subdivision and rezoning with a recommendation of approval from the Public Service.

I was wondering what that public notice was about. What a huge improvement this building will offer to the area!

Here is the public notice posted along the side of the property for anyone that is curious.

I’m surprised they can make the economics of high rise work but it’s a beautiful project. I’m a bit sad they couldn’t keep the two little buildings to the west and move this project east to fill the vacant site on the corner. I hate losing viable sidewalk businesses. That little restaurant and gallery likely won’t be able to afford space in this building.

The back of the building will be a half parking under stilts thing. At least it nicely hidden away in the back off the lane. Also underground parkade off the lane which is great.

My thoughts exactly. They're nice buildings too, and they vary the street wall.

Once someone develops the corner lot, anyway, this should be an absolute unit of a block. Good density.
