That is part of the project. The MTA is working with the developers to create a plan for the north entrance to Dekalb Station, presumably it will include escalators, elevators and a new mezzanine/fare barrier akin to Manhattan renewal/renovation partner projects.

DT Brooklyn recently opened such a project just a couple blocks away;

Well com'on, you have both airports (LGA, JFK), MLB Citi Field, Aqueduct Track/Casino and those two World Fairs! We had the Dodgers (gone), the Navy Yards (gone) and Floyd Bennett Field airport (gone). Let us have some pride!

There is a target a couple blocks away, why would they want another one? And it looks like Fulton will be filled with the same typical stores found in soho and midtown. You want GAP, H&M and Express? Soho is 3-5 stations away on the D, B, Q, N, R and F trains. What a waste.

Money! The one accross from Atlantic Yards is one of their most successful, reportedly.

I agree that the street, which is and has been successful, should retain it's flavor. But the City disagrees. It's similar in a way to the changes happening on Canal.

TJ Maxx Store Coming to Fulton Mall

by Linda Collins
01-18-2012

Quote:
TJ Maxx is coming to Fulton Mall to a location at 505 Fulton St. First reported in Crain’s New York Business last week, it was confirmed by property owner Albert Laboz of United American Land on Tuesday.

“We are thrilled to have TJ Maxx as a tenant,” Laboz told the Eagle in an email. “Together with H&M, they will form a strong nucleus for other similar quality retailers to follow in our project.”

Laboz also confirmed that TJ Maxx will occupy 23,000 square feet on the lower level of the landmarked seven-story building known as the Offerman Building.

DeKalb Market to Get Booze

By SERGE AVERY
Feb 2, 2012

Quote:
The DeKalb Market — an open-air crafts bizarre built out of shipping containers along Flatbush Avenue Extension — will serve beer and wine when it reopens for the spring under a plan overwhelmingly approved on Wednesday night by a community board panel.

The Community Board 2 committee was high on market manager Eldon Scott and bar manager Jennifer Lyon’s plan to serve New York craft beers to customers browsing the Etsy-like offerings of the market, which occupies the site of the stalled City Point tower at Willoughby Street. Mr. Scott said he envisioned a Friday night beer garden with featuring DJs and live bands during the warmer months.

Board member John Harrison questioned whether sound might ricochet off the market’s steel-walled containers and disturb neighbors, but organizers promised that noise would be under control.

Any updates about the stores/shops coming to the new city point mall? It turned out better looking than expected...

Closing Bell: City Point Phase One Nearing Completion

Quote:
The Fort Greene Association published an update on all things Downtown Brooklyn and noted that City Point has just about wrapped on Phase One of development. The 50,000-square-foot retail building just needs some tenants now! Still no word on opening dates or what retailers will be taking space, but the building is scheduled to open this spring.

Tower power! Flatbush Avenue's got two more on the way

The Brooklyn Paper
Here it is — Brooklyn’s tallest building!

Developers showed off this rendering of the skyscrapers planned for the former Albee Square Mall — the long-stalled Downtown City Point retail and residential complex on Flatbush Avenue Extension between Willoughby Street and DeKalb Avenue.

The mock-ups, which were presented to Community Board 2 earlier today, showed two gargantuan skyscrapers on Flatbush.

The plan needs the approval of the city before it can move forward.

The two towers — the taller of which could rise to 65 stories or more — would be completed in 2015 and 2016, according to Paul Travis, of Washington Square Partners, which is part of the team of developers behind the plan.

City Point’s first building at Albee Square — the City Point mall — is almost complete and slated to open in June with 50,000 square feet of retail.

Check back for more tomorrow on this breaking story. Reach Kate Briquelet at kbriquelet@cnglocal.com or by calling her at (718) 260-2511

Damn. From those very vague renders I like it. Hopefully it gets built along with 388 Bridge St and Avalon West. Brooklyn definitely needs a few buildings to break the 400-500 monotony of the skyline. I would imagine it gets approved, but who knows.

Holy! I love it!! On closer inspection, it looks a bit like the Time Warner Center, with different looking towers.

Sadly however, I'm skeptical regarding the height, as they often get downsized in the public review process... I really hope my pessimism is proven wrong.

Straight Up Flatbush—City Point Takes New Direction

March 22, 2012
by Dave Hogarty

Quote:
Plans for City Point, the megaproject on Flatbush Avenue and Albee Square, are like an ice age, slowly advancing and retracting at a pace that can best be described as glacial. Most recently, the megaproject is taking a turn skyward, with renewed plans for two huge towers on Flatbush Avenue.

According to the Brooklyn Paper, Washington Square Partners presented Community Board 2 in Brooklyn with renderings for two massive towers that are planned for the site—a residential tower rising approximately 65 stories and a shorter skyscraper [photo above, inset]. The towers would presumably join One Dekalb—a 50,000-square-foot mall that is phase one of a project that has been beset by delays and redesigns.

Phase two of City Point was always supposed to include a super high-rise for market rate housing, but the last time renderings of that leg of the project were released was back in 2008. City Point's developers expect that they will be able to get the two towers up by 2015 and 2016.

Compared to previous plans:

Phase 2

With an expected completion in 2014, Phase 2 of the City Point project consists of 500,000 square feet of retail and 500,000 square feet of residential space. Phase 2 will serve as an extension of Phase I between Fulton and Flatbush Avenues

Phase 3

Phase 3 will add another tower to the growing Brooklyn skyline. The planned residential tower will include 665,000 square feet of residential real estate to accommodate the growing need for housing in the Downtown Brooklyn enclave.

Looks like the 3rd phase would be two rather than one building...hard to tell from that rendering.

If my calculations are correct this building will be around 870-900 feet. It's just around 100 feet shy of 1,000 feet. Pretty tall for Brooklyn if you ask me.

Question

Does this particular section of Long Island (as a geologic entity) have sufficient bedrock depth to support this project? I'm assuming it is if something of this magnitude is being proposed.

Yes it is. Brooklyn's bedrock is different from Manhattan's, but it still isn't weak. Unlike Manhattan's hard gneiss bedrock Brooklyn's bedrock is laterite.

http://en.wikipedia.org/wiki/Laterite

Laterite is a strong type of sedimentary bedrock composed of nickel and iron. It can also support skyscrapers like Manhattan's, but they would have to be lighter since laterite can only support half the weight gneiss can. Gneiss is crystalline since it formed from lava and molten rock which is strong, and laterite forms from sedimentary rocks which is a bit weaker but laterite is only half as weak as gneiss so it still isn't so bad.

http://www.concretenetwork.com/concr...ils_matter.htm

Also Brooklyn's bedrock isn't as deep as Manhattan's. In fact it's only 50 feet down around the area where this skyscraper will be built. Manhattan's bedrock is 60 or more feet deep.

Based on the massing diagram, I get 56 stories and probably 670ft?

5fl x 15ft = 75ft
5fl x 15ft = 75ft
1fl x 20ft = 20ft
45fl x 10ft = 450ft
Mech. Penthouse = 50ft
Total = 670ft

Then again, it's just a massing diagram. If its 65 floors then add 90ft. So you get 760ft.

Damn.

Bedrock depth has nothing to do with highrises. You can build 100-floor buildings on swampland.

A long time ago, it made construction much cheaper and easier, but it's no longer very relevant.
