^ That would be a pretty decent place for a Tims but for the lack of parking. I don't think it's pedestrian friendly enough of a site that they can ignore that aspect of things.

That area is filled with pedestrians at all times of the day and night. Confusion Corner/Osborne Station. Major bus transfer route area.

if they go through with their residential tower, I'm sure the commercial units will be more attractive. any further intensification of this strip is promising in any sense!

The only Tims outlets in Winnipeg that don't have adjacent parking are located downtown or in busy places like malls, universities and airports that have ped counts probably exceeding the ones on that strip of Osborne by an exponential margin.

^^^ ya, the one on marion/goulet I live by that has no drive-thru is definitely dependent on the fact it has an easy in/out parking lot. the nurses running by under the bridge to their cars in norwood flats helps a bit as well.

Still, I think they'd do fine there.

You're probably right, but I know some people who own Tim's franchises and to them parking lots and drive thrus are everything. I'd sooner expect Tim's to buy and knock down the Money Mart to build a standalone outlet than I would expect them to set up shop in Osborne Place...

I feel like Tims would do fine there as well, even without a lot. Would think it'd do better than the ones in Safeway now.

Don't forget the city will be expropriating and tearing down the Money Mart this year to finish off the bike lane connection to the RT AT path.

^ That's still happening? Good. Although that probably means Money Mart will be inflicted on some other building nearby... hopefully it will end up a little farther south along Pembina.

The question remains --- what's going on (or not going on) with the building? People are wondering if a cafe or a Tim's will be going in on the main floor. The site appears to be abandoned. Did the developer run out of money and can't complete it? It's not a project on the scale of dCondo so I really don't know what the issue is.

I see in the minutes of the April 26 council meeting approval is being requested for the expropriation of the Money Mart and Archangel Fire works properties for the Pembina Hwy upgrade which should give this building a little more visibility.

Is it for the entire properties? Must have some grand plans there. Seems silly that a brand new building just went in when it's neighbours will be expropriated.

IIRC its only 10 feet or so to accommodate the bike path or sidewalk, but enough that Moneymart has to go. Archangel just loses a bit of its parking lot. No tears from me for the loss of Money mart.

^ It's an ugly little building. I realize Confusion Corner is not exactly the pinnacle of design, but losing a couple of the worst buildings around there is addition by subtraction.

I like 257. Now if we could get get some business going on there that'd be great.

Edit: realize now you were referring to MM.

Coffee shop about to open on the main floor facing Osborne. I'll grab the name on my way home from work today.
