A tower crane permit was filed Tuesday. This one doesn't have the installations dates.

Based on the 198,329 "rentable" (living) square foot area (from the site plan), it appears to be $605/ft for total development cost.

https://highlandrc.com/project/48-east-avenue/

FINANCING:

Highland arranged the $87.9MM non-recourse construction loan for the 30-story, Austin condo project with a private balance-sheet lender focused on creating long-term relationships by originating, servicing and asset managing long- and short-term fixed-rate commercial real estate loans through maturity. In addition to arranging the financing, Highland was involved in sourcing a development partner to venture on the $120mm project.

They have a bulldozer on site. I don't know if it was there during the groundbreaking or not, but there's one there now.

Yay! There had been a backhoe on the lot for the groundbreaking, and when I looked at the lot this morning on my way to work I didn't even see it there, so hopefully this is a new piece of equipment and they're about to get busy!

Here are some new renderings from STG of the project as a Natiivo property.

This view will never be a reality since 44 East will block it.

Crane base up. Can see it from 35. So yea, looks like they are pretty much ready for the rest of the crane to go up.

I saw a truck hauling some crane pieces on I-35 heading north toward downtown a little bit ago. My guess is it was for Natiivo. They were grey pieces.

The updated schedule for the tower crane installation has it for next weekend.

https://abc.austintexas.gov/web/perm...rtyrsn=2019481

We should be able to see the cranes and construction progress on both Natiivo and 44 East from the Quincy webcam.

It looks like the crane is going up based on the view from the Quincy webcam.
