Totally agree, love that they were able to save and restore all the green marble in the lobby.

Interesting that Starbucks is still on there, along with Stonefree. Was hoping to see what the BBQ proposal is.

Developers of the downtown neighborhood South Market are replacing vacated retail and hospitality tenants while adding new ones as the COVID-19 pandemic continues.

A barbecue restaurant with a microbrewery could be headed to the mixed-use development within the next year.
Representatives of the area’s developers, The Domain Companies, shared their plans at an online meeting on Friday. The restaurant would occupy roughly 7,500 square feet on the ground floor of The Odeon, a 29-story apartment tower at the corner of Loyola Avenue and Girod Street that opened to residents in January.
The facility also includes a 300 square-foot bar with its main entrance fronting Loyola Avenue. Christian Brierre, senior development associate for The Domain Companies, said the microbrewery would occupy approximately 2,000 square feet of space in the restaurant, and there would also be a semi-open kitchen where guests can see employees preparing food. The front portion of the eatery would be more of a grab-and-go area with limited seating, and the back area would be reserved for the main dining room and taproom for the restaurant and brewery, he said.

Brierre said negotiations are ongoing with a national restaurant group to run the establishment but declined to provide further details. The Domain Companies will make an announcement “in the very near future” on the operator and the restaurant and brand concept, he said.
Attorney Richard Cortizas of Jones Walker, who represents The Domain Companies, said the food would be central to the proposal and a significant portion of the operation.
While restaurants with a brewery as an accessory use are allowed in the area, the project requires consideration by the City Planning Commission and City Council because a bar is considered a conditional use under the property’s base CBD-1 zoning, according to the City’s Comprehensive Zoning Ordinance.
Developers said they plan to start construction a month after approval, with a six-month construction timeline and a goal to open in the first quarter of 2022.
Michael Duplantier, who lives in the Lafayette Square Historic District neighborhood, raised concerns over noise at the site and the operating hours of the establishment. Brierre said the kitchen and bar would work together, and one would not be open when the other is closed. Brierre expects the hours to be similar to the other restaurants at South Market. There is no plan for live entertainment at the business, he said.
“We don’t want it to be the one thing open late at night,” Brierre said. “We want it to create activation and work with the neighborhood.”
Other businesses are joining the consortium of retail in South Market.
Brierre said District Donuts will be taking over the space once occupied by Company Burger, and Tava Indian Street Food will be located in the spot that sandwich purveyor Aglio operated on the ground floor of The Paramount at 611 O’Keefe Ave. A dentist’s office is moving into The Standard at 1001 Julia St., he said.
The Odeon is the most recent phase of South Market. The 414,000-square-foot apartment tower features 271 studio, one-bedroom, and two-bedroom market-rate units, 200 parking spaces and 11,000 square feet of retail space. There are 30,000 square feet of amenities such as a pool deck and outdoor lounge with fenced dog run, furnished guest suites, a fitness center and an art collection.
The Odeon was the fifth phase of South Market’s $500 million investment in downtown New Orleans to provide a mixed-use, transit-oriented development combining luxury apartments with retail, restaurants and entertainment venues. It encompasses a five-block area across Loyola Avenue from the Mercedes-Benz Superdome and Smoothie King Center.
A sixth and final phase is expected to round out the neighborhood.

Less than a year later, the controversial hotel project is back.

Convention Center officials are pursuing a new proposal from Texas-based developer Matthews Southwest, according to documents received through a public-records request. The massive, 1,200-room hotel that was planned before the pandemic has shrunk to 500 rooms, but the rationale is the same: creating an anchor project at the upriver end of the Convention Center as part of a multi-acre retail, residential and entertainment district, all aimed at helping New Orleans compete for event business with other cities.

I personally prefer this design over the previous one. Also, I think will fit in better with the planned neighborhood. The days of 1500 room convention center only hotels may very well have ended

I agree, this is so much better than the prior design. Doesn't look like a weird tower dropped onto a parking garage base.

The rationale for the scaled down hotel doesn't make sense to me. The whole point was to have enough rooms to function as an independent headquarters hotel for events on the upriver side of the convention center. If they are predicting that the convention business is going to be that bad, then why build it at all? It seems like it would be better to wait and see than build something less than half the size they would need to serve its purpose. Given the 3-4 years it seems to take to build anything of that size here, who knows what the business will look like at that point?

The article did explicitly state that this could be the first phase of a larger project if demand warrants it. I could see another hotel tower being built on the downriver side of the parking deck if needed.

Yea maybe the second phase could be a 1000 room hotel tower.

That strategy also gives them the ability to more easily do two different brands, which would be really attractive to convention planners. Business travelers like having different options based on where they want rewards or even just different prices (although being convention center hotels, they'd probably end up with similar pricing). I don't think a single 500-room hotel for now is "too small" for most conventions. Every large convention I've been to in several different major cities has had hotel blocks in multiple hotels to provide options, so I think it's rare that a majority of visitors to any single convention will all end up in the same hotel, even if it were big enough to cover 1000 attendees at once. I think they probably wanted that one giant hotel originally so that multiple conventions could book large blocks in one hotel at once.
