Yeah Downtown Phoenix Inc has done a great job in this regard. They’re ripping out Palo Verdes and replacing them with the ones u mentioned. Most recently, the sidewalk across Orpheum Theater

Not sure if anyone saw the "headline" on BREW but it appears that the Suns are looking to redevelop the entire commercial parcel(s) of NWC of 44th and Camelback. I think someone here mentioned there was a midcentury modern building worth saving but the plan would be to level the entire corner. If anyone has a subscription, would love to read the article!

They have been doing a tremendous amount of tree planting along Central Ave in Midtown as well. I think somewhere in the vicinity of 50 or so trees between Virginia up to Columbus on both sides of Central. However, they have been planting mostly Palo Verde trees.

The NWC is that struggling 1970s CamelSquare office project that they've been trying to redevelop since like 2006. It's way underparked and for some reason has three basement levels underground that are impossible to lease out.

The SEC is where that midcentury modern Chase branch is with the famous mushrooms. I think it was Grace Communities that was trying to redevelop that and it went nowhere.

Found a site plan where they intend to build the facility. Perhaps the demolitions are coming later.

Downtown Phoenix video

https://youtu.be/m0xKcBBIPKs

I’m not sure if this video was posted before; it’s from November of last year but it looks to have renderings I haven’t seen before for DT Phx projects.

Didn't see anything new in the video. The renderings are of Ro2, Barrister, Hanny's and the Battery (formerly Ballpark Lofts).

You're right....re-reading the headline there is just talk that potentially the site around the training facility could be redeveloped. We'll see if the neighborhood is on board with that...

I was specifically referring to the renderings themselves; I’m aware of the projects, I just don’t remember previously seeing those specific renderings for the Barrister building, RO2 and the biomedical campus.

Saw on social media that buildout is happening in the former Tom’s Tavern and adjoining Yogurt spots. Anyone know what’s going in here??

Was on the 31st floor at Sheraton yesterday evening and snapped a couple pics of the skyline. Thought I would share. Link and Stewart stand out really well and Hyatt's paint is lame. Block 23 residential looks so big from street level, but looks small compared to Colliers

Sorry for the graininess. The windows needed to be cleaned really bad.

There is a lot of work going on at the north east corner of 7th Avenue and Lincoln. Assessor's website says that lot belongs to Alta Warehouse. More apartments. That location is pretty interesting.

Eco Phx

It looks like a project called Eco Phx is going to go on the corner of Roosevelt and 3rd Ave. This may have been discussed before but I can’t recall. It’s on page 2 here: http://dtphx.org/wp-content/uploads/...-Q2-2019-1.pdf
They must have updated this report; I don’t remember seeing it on there before.

Here is the developer website and more info:

Actually, I was thinking the same thing. I also didn't realize how small that lot is compared to the Stewart. Derby should be a slim looking tower. No new permits or anything, but the Q2 Activity Report does have Derby back on it and saying it's "preparing to develop". I don't recall seeing Derby in the Q1 report or any of the last few reports.

It's not motionless any more, they put a fence up last week and demolition started today.

The Derby lot is two of the standard 7,000 sqft 50x~140' lots in Phoenix. It's 2ksqft smaller than Cambria, which isn't very big.

I like the pocket of density that has developed in the Deck Park area.
