Three modestly-sized residential developments in west Downtown – one under construction, one just approved, and another in preliminary stages – may portend the next wave of multi-family construction in this transitioning area.

With the imminent shuttering of the Road Home emergency shelter at 200 S. Rio Grande (450 West) and recent mega-developments along the park blocks on 500 West (Liberty Gateway and Alta Gateway), the neighborhood’s stigma seems ready to dissipate.


Casa Milagros Senior Living

On the 100 South block of 600 West, the Casa Milagros Senior Living project at Centro Civico Mexicano is looking ready to be framed.

CW Urban's "The Beverly"

Up the street at 45 South 600 West, CW Urban received approval by the Planning Commission this month to move forward on a 48-unit, market-rate condominium project named The Beverly.

Four buildings, each four stories, will barely reach the minimum height required by Gateway-Mixed Use zoning (45 feet). Like all proposed projects in this zone, the developer had to submit to a Conditional Building Site Design Review process...

...The city will require the builders to include public art and a mid-block walkway along the eastern edge of their property. Benches will be placed at the south end of the walkway as it terminates at 100 South, immediately east of Futsal 801. The north end of the walkway will terminate in Gateway’s western surface parking lot fence...



Central Station

...As currently proposed, Central Station will provide 52 affordable units and 13 market-rate, details of which are yet to be determined. Gardiner Batt envisions a wide range of sizes, from studios to four-bedroom units.

The project will supply 34 parking stalls at ground level in its concrete podium, hidden from the street by common rooms for tenants and their leasing office. According to documents submitted to SLC Planning, the developers are committed to achieving both Enterprise Green Building Certification and an Energy Star rating...

Salt Lake City Metro Tech jobs growing twice as fast as other states

Utah has been named the state with the most robust job growth between August 2017 to August 2018, according to a report by the Kem C. Gardner Policy Institute that was presented at the Utah Economic Summit recently. That growth can be attributed in large part to Utah County, as without Utah County’s numbers in that calculation, Utah would only be in fifth place nationally.

The population of Utah has increased by 263,178 people in the last five years. “We’ve added a population the size of Weber County in five years,” said Natalie Gochnour, director of the Kem C. Gardner Policy Institute. Population growth is often a sign of economic strength, and the state of Utah is the fastest-growing economy by job growth in the nation. The Point of the Mountain and the Lehi area are quickly becoming the “uptown” to Salt Lake City’s “downtown,” she said. “Population, power, political power, economic power, are all shifting south in the state.”

Tech sector growth can be witnessed by anyone driving in Lehi along the freeway seeing the rate office buildings are going up. Companies like Podium, which started five years ago in a Provo apartment by CEO Eric Rea, moved into a brand new 150,000 square-foot building in Lehi just nine months ago. They have already outgrown it. A few days ago, they broke ground on a new $20 million building which will become their new headquarters. “Today we broke ground for our second building at Podium HQ. Over the past four years, we’ve gone from five to over 500 employees, and with this expansion, our campus will have room for 1,600 employees,” according to Podium’s social media platform...

95 State at City Creek will offer office tenants premier amenities such as dedicated executive parking, exercise facilities with daily instructional classes, a private entrance for cyclists with secure bike storage, automated window shading,
and personalized HVAC systems that will allow individuals to control their microclimate.

The building will also feature a 5th-floor garden terrace with 7,000 square feet of landscaping, a lobby with 28-foot floor-to-ceiling glass, on-site restaurant, and a renovated underground pedestrian walkway beneath State Street with
direct, protected access to City Creek Center.

95 State at City Creek is designed to be the state’s first WELL Certified building with plans to also qualify for LEED Gold and Wired certifications.

Construction is set to begin this month with completion expected in Fall 2021.

Southern Metro Updates - Payson to get new Eastern Orthodox church

Payson will soon be the home of Utah County’s first Eastern Orthodox Cathedral built in the famous Byzantine style with onion dome steeples crowning the church.

“Salt Lake City’s Sts. Peter & Paul Orthodox Church has more than tripled its numbers in recent years, packing its historic downtown building beyond capacity,” according to Bob Mims, church spokesman.

After an 18-month search and gaining the blessings of Payson’s City Council and town planners, the church purchased 5.5 acres of rural land. Sts. Peter & Paul recently broke ground on the property in Payson for its new sister church.

“It’s a beautiful problem,” said the Rev. Fr. Justin Havens, pastor of Sts. Peter & Paul, “and for many years we have been looking for a solution; it became apparent that would be building a new, sister church.”

According to Mims, it is expected to be under construction through summer and open by late fall. It will be built in three phases.

“We’re very excited to have them come,” said Daniel Jensen, city planner.

Jensen said the three-phased construction plan will start with a chapel and parsonage. They will be built in the rustic wood Russian-styled church. The chapel will service about 140 parishioners.


The second phase will include the main cathedral and a church cemetery. The final phase will add a community hall.

The church has contracted with architect Ken Harris, Miller General Contractors and Great Basin Engineering to complete the project.

Tentative plans are for His Eminence Metropolitan Joseph of the Antiochian Orthodox Christian Archdiocese of North America, who has enthusiastically blessed the new church project, to consecrate the new Payson church in late fall or early winter of this year.

Havens said the choice of Payson is perfect for his rapidly-growing congregation, half of which is comprised of converts — including former Catholics, Protestants and Latter-day Saints, as well as Jews, Muslims, Buddhists, atheists and agnostics — as well as a rich, multi-ethic mix of Russian, Greek, Serbian, Ukrainian, Romanian, Bulgarian and Middle Eastern Christians.

“Among them are many families who have been driving in, sometimes up to an hour away, from the southern Salt Lake Valley and Utah County. We decided our second church should be in Utah County, a more convenient location for those folks,” Havens said.

The land was purchased from money raised by parishioners who garnered $400,000 in donations. A private benefactor also committed a $350,000 matching grant for the first phase.

“We are overjoyed and humbled by the love of the folks at Payson city as well as the local people. We believe it will be a true lighthouse for the community and Utah,” he said.[/B]

Southern Metro Updates - Provo gives nod to Layton Construction for new city building

The city center building project team includes Henderson, Layton Construction, VCBO Architect, Mayor Michelle Kaufusi, Chief Administrative Officer Wayne Parker, Police Chief Rich Ferguson, Fire Chief Jim Miguel and Dick Blackham, facilities service manager.

Henderson said the team will head up the two building projects that were a part of the bond in November. The first project to start would be replacing Firehouse No. 2 on Canyon Road, and then the City Hall, police and fire stations...

...Henderson said the first thing will be to clear the property and prepare the site. That includes taking down the Firestone Tire building and the Rocky Mountain Drive-In building on the corner of Center Street and 500 West.

Henderson anticipates the ground preparations will be ready for construction by this summer. By late fall residents should be able to see footings and some foundation in place.

...Firestone Tires at 495 W. Center St. has closed and will be torn down as part of the construction. The city purchased that land in February.
Rocky Mountain Drive-In is still looking for a building to relocate to since the city owns both the land and the drive-in building...

Construction on the new city hall will begin on the west side to allow the current building to stay functioning.

Southern Metro Update - Downtown Provo - Highline Square

...Chip Cookies to move to Provo residential tower:

On Monday, 2nd Story Real Estate announced they reached an agreement with Chip Cookies, Provo’s original gourmet cookie delivery company, to locate their flagship store in what will be Provo’s tallest residential tower.

The mixed-use development, titled “High Line Square,” is scheduled to be completed in spring of 2020.

The seven-story building will include 67 residential units, ranging from studio to three-bedroom units, and will also include five penthouses with private elevator access. The tower development is located diagonally across from the Provo Recreation Center on Freedom Boulevard. Residents will be able to enjoy perks such as a community garden, barbecue grills, fire pit and lounge area in addition to the smell of freshly baked chocolate chip cookies. The real estate company is also designing amenities such as a yoga room, community library, covered parking and secure bike storage.

“We are delighted that Chip shared our vision of what the new High Line Square project will offer to downtown Provo,” Josh Godfrey, managing director of Real Estate for 2nd Story Real Estate, said. “A lot of people would rather live a walkable lifestyle in a place like High Line that has some character than feel like they are living in a chain-restaurant style apartment in a mall parking lot somewhere in the sprawl of Orem. We are proud to provide an alternative.”

Southern Metro Update, Salem - Recently Opened Revere Health Campus

Revere Health's, new campus in Salem. The building totals over 89,000 square feet in its first phase, with a master plan to grow up to 150,000 square feet over
20 years to meet the projected population needs for southern Utah County and the
surrounding areas.

This new building is projected to accommodate over 150,000 patient visits annually. Services at the new facility include an ambulatory surgical center, dialysis center,
imaging center, physical therapy, laboratory and pharmacy. The campus also include
medical offices for orthopedics, internal medicine, family medicine, urology, gastroenterology, ophthalmology and a specialty suite for rotation of several other specialties.
A connected building on the campus houses a 16-bed post-surgical and observation
short-term rehabilitation center.

“As a clinic, we provide over 1,000,000 visits a year to over 400,000 individuals throughout the state,” says Scott Barlow, CEO. “Nearly a quarter of our patients in
Utah County are residents who live south of Springville. With the completion of this facility,
residents no longer have to travel to Provo for many services.”

Revere Health physicians provide services in the clinic as well as in area hospitals—Mountain View, Utah Valley Regional Medical Center and the five other county hospitals.

Salt Lake City—Brigham Young University’s Amanda Knight Hall has been sold to Mountain Classic Real Estate, Inc. (MCRE), an investment group known for high-quality restoration of historic commercial and multifamily properties. MCRE plans to restore Amanda Knight Hall to its historical gothic-style architectural significance. Kreg Peterson and David Bauman of CBRE represented Brigham Young University in the sale of the iconic building.

Some of MCRE’s previous notable projects include the restoration of the Historic Clift and Felt buildings in downtown Salt Lake City, and the restoration of the Park Manor Apartments, located on the downtown periphery. Plans for future use of Amanda Knight Hall are currently under development...

Provo - I see where the demolition of the older section of the Utah Valley Regional Medical Center has begun. The new section along with the gardens and water feature will be an attractive improvement.




Tyson Foods plans $300 million meat packaging plant — and 800 new jobs — for Utah County

SALT LAKE CITY — Tyson Fresh Meats, a subsidiary of Tyson Foods Inc., will invest nearly $300 million to develop a food production plant in Utah County that will initially provide 800 new jobs and is expected to expand to 1,200 positions within three years, the Utah Governor’s Office of Economic Development announced Thursday...

...The proposed facility will be a 400,000-square-foot case-ready plant, which will take large cuts of beef and pork and convert them into steaks, chops, roasts and ground meat to be packaged, weighed and labeled on retail trays that are shipped and sold in grocery stores, explained Tyson Fresh Meats senior vice president Nate Hodne.

“We believe Utah is a great location because of the availability of labor and property and the access to highways and rail," he said. "Once built, the new facility will help us meet the growing demand for case-ready meat in the western U.S. From this location, we can get to every place in the West (by truck).”


The exect site of the facility has yet to be determined.

He also mentioned the educated population base along the Wasatch Front that would offer qualified workers for the facility, particularly if it is expanded in the coming years.

"We think (Utah) would be a good place for employees," Hodne said.

The Tyson Fresh Meats business unit currently has three case-ready plants, operating in Sherman, Texas, Council Bluffs, Iowa, and Goodlettsville, Tennessee, and hopes to open the Utah facility by 2021, he said.

Officials announced one of the world's largest food companies is coming to Eagle Mountain and creating at least 800 new jobs by building a food production plant.

Tyson Foods, Inc. plans to invest nearly $300 million to construct Tyson Fresh Meats beef and pork production plant, according to a press release from Eagle Mountain officials.

The facility will become a meat-cutting and packaging operation that takes fresh beef and pork shipped from outside the state and creates steaks, chops, roasts and ground beef. The meats will then be weighed, labeled and shipped to retailers at grocery store meat cases...

Lehi, Southern Metro Update - Phase II Adobe Expansion

File Article, March 2018 - Construction well under way. Software giant Adobe broke ground Wednesday on a project that represents a literal doubling-down of the company's investment in Utah, and it's one that's slated to have sizable impacts on the state's economy for years to come.

The company dug the first shovel full of earth on a $90 million facility that will, when it opens in two years, be home to 1,000 new employees. The building will be adjacent its seven-year-old Lehi facility off I-15 and will have much the same eye-catching appeal. It will also be the source of an estimated $2.3 billion in new wages and over $85 million in state corporate, payroll and sales taxes over the next 20 years...
...Adobe's vice president of employee and workplace solutions, Jonathan Francom, said the new facility was just one node on a slate of planned growth for the company, which also has expansions scheduled for San Jose, San Francisco and in India.

"Utah continues to be a great place for us to grow the business," Francom said. "We're excited to be adding talent and resources here as well as at other Adobe locations."

At the Silicon Slopes Tech Summit in Salt Lake City in January, Adobe CEO Shantanu Narayen said there was a logic behind expanding into Utah when it acquired Omniture, rather than shuttering the Utah business and moving operations to an existing Adobe facility.

"We go to where the talent is," Narayen said. "It's as simple as that."

The company, best known for its creative suite, the PDF and Photoshop, has been on a tear since it opened its Utah office, and Adobe stock, trading around $30 a share at that time, is currently worth over $200 a share.

Southern Metro Update - Lehi, Podium Expands and Breaks Ground On New 2nd Headquarters Building

Utah's Podium is on an incredible growth arc since launching its reputation and customer interaction software in 2014. On Thursday, the company broke ground for a new $20 million headquarters.

Podium innovated a cloud-based platform that helps offline businesses attract, communicate with and retain customers through the careful management of their online presences and messaging tools.

While the business began in co-founder and CEO Eric Rea's Provo apartment five years ago, it is now pulling in $60 million annually in recurring revenue and employs 500. The new, 130,000 square-foot, five-story facility will allow Podium to accommodate over 800 additional staff members. “We’ve been helping local businesses modernize the way they interact with customers, and as they’ve grown, so have we,” said Rea. “Local businesses are the lifeblood of our economy and our communities. This new building will allow us to continue to scale and grow to help fill the communication gap between those businesses and their customers.”
Podium has attracted the attention of a slew of heavy-hitting venture capital firms and raised over $92 million in venture funding to date. The latest capital infusion came in last year's $60 million Series B round, led by Silicon Valley's Institutional Venture Partners, with participation from GV (formerly Google Ventures), Accel, Summit Partners and Y Combinator. Thursday's groundbreaking comes just nine months after Podium cut the ribbon on a new $10 million, 125,000 square-foot facility, located right next door to the new building...

I actually think I like the new design more. The old design kind of reminds me a of some of Frank Gehry's work. While I like much of what Gehry has done, sometimes it gets a little over the top and messy looking. Unique, but still a bit of a hot mess.

Brigham Young University is well-known in Utah and across the country for its top-notch academics, but thanks to a recent report released by Forbes, it’s now getting a nod for its affordability as well.

In a “definitive guide” released by Forbes April 24, BYU ranked first on a list of America’s Best Value Colleges 2019, hyped to offer “an excellent return” on college investments.

“Suddenly, higher education seems in need of damage control,” Forbes noted, in conjunction with the list. “Along with skyrocketing costs—an approximate 200% increase in one generation — and grim student-debt figures — an average $28,650 per borrower and a cumulative $1.5 trillion — there’s the recent college admissions cheating and bribery scandal. All of which suggest that a big price tag for a college diploma that favors the affluent has a very human cost.”

The data shows the Beehive State continues to build homes faster than any other state, at a rate of about 2.2 percent for 2017-2018.
"This growth is pretty unrelenting" in Utah, said Pamela Perlich, director of demographic research at the Kem C. Gardner Policy Institute.

VINEYARD — Not long after making a down payment on a home with expansive views of Utah Lake and only a few neighbors, Julie Fullmer returned from a trip abroad and could not find her way to her house.

"I was driving around and had no idea where I was going," Fullmer recalled Wednesday. Dozens of homes had popped up around hers in the six months she spent in Asia. "I couldn't see the lake at all. It was instantly built out."

Eight years after she finally found her driveway, Vineyard continues to grow so quickly that it is almost unrecognizable from just half a year earlier. It is the fastest-growing community of more than 1,000 in the nation, new census figures suggest, and Fullmer, now its mayor, is working to make sure it can handle the rush of newcomers...

...The new Utah homes have cropped up mostly in clusters in Salt Lake and Utah counties, and also in southern Utah's Washington County, home to a growing number of outdoor enthusiasts, retirees and service workers, Perlich said. But they have not averted an affordable housing crunch.
The state's housing market has been among the hottest in the west for the past several years, driving up prices for homebuyers and renters, particularly along the Wasatch Front, according to James Wood, a senior fellow at the Gardner Institute who studies real estate trends. Last year, he notes, was exceptional. Home sales were brisk, while apartments and condos were being built at an all-time high — in no small part due to steady job growth in Utah.

This is actually two buildings. WeWork Headquarters, and then Pattern and Rain Focus Headquarters in the back.


The Oracle Headquarters building is a few years old, but still wanted to snag a pic.

LDS Church to demolish five buildings at Provo MTC, replace with plaza garden, statuary and quiet study place

After 40 years of slump block classrooms, dank dormitory buildings and faulty heating and air conditioning systems, remnants of the 1978 Provo Missionary Training Center are coming down.

“The church is planning to demolish five buildings in the center of the Provo Missionary Training Center complex and replace them with open spaces and study areas,” said Daniel Woodruff, spokesman for The Church of Jesus Christ of Latter-day Saints. “These buildings are older and have not been in use since the new training buildings were completed in 2017.”

Woodruff said the demolition is expected to begin in the summer...

I found it interesting that the story of this Tech Park redevelopment was carried in dozens if not hundreds of headlines of the business section of newpapers across the country, from Tacoma to Hilton Head. National and International Tech getting a foothold along the Wasatch Front is becoming quite the requisite.

OREM — A Utah office park that was developed for a company credited with launching the state's tech industry has undergone an $8.6 million revitalization project to target new startups.

A reopening ceremony was held last week for the 14-building Canyon Park Tech Center in Orem, the Daily Herald reported Sunday.

The campus was the former home of WordPerfect, a word processing software company. WordPerfect merged with the software company Novell in 1994, and the property was sold to investors in 2000.

The Muller Company, a real estate investment and development firm, acquired the campus two years ago. The company then renovated building lobbies and improved infrastructure, like replacing roofs and exterior lights, said Justin Farnsworth, Canyon Park operations manager.

It also added a fitness center with a lounge and yoga and spin studio, as well as a park-like area with a hammock garden and a barbecue space, Farnsworth said.

"We're taking a little bit of inspiration from some of these tech campuses like the likes of eBay and Google and Apple and those, and trying to create a live-work-play environment here with this campus that we have access to," Farnsworth said. "We're really, really trying to embrace that and tap into that entrepreneurial spirit."...

Southern Metro - Orem Fitness Center releases new design

Orem residents are getting a second look-see at renderings for the new Orem Fitness Center. The center was part of a $24.5 million bond voted on in November...It became apparent soon after the bond that the center would need to have more work done on it the originally expected. The original idea was to keep the pools open, but the HVAC systems that needed replacing were situated so that they would have to shut down the pools to take care of the mechanical issues...
