Approval for The Clipper will expand Downtown's core of skyscrapers
By Tom Bailey /Daily Memphian

"Developers of The Clipper — a $250 million mixed-use project featuring a hotel tower, office tower, and retail and commercial uses wrapped around a parking structure — received unanimous approval from the Land Use Control Board for building heights of up to 275 feet."

"In their letter of intent, the developers indicated the towers will be a catalyst to encourage other developers to fill nearby surface lots."

I'm so tired of letters of intent. Show me permits and cranes.

I agree. Memphis hasn’t built even a high rise in years and years. Pitiful skyline for the city size. Maybe a TV series will draw attention and get some big projects.

Wheels start turning for massive Snuff District
By Tom Bailey/ Daily Memphian

"Public actions are starting to pave the way for the Snuff District, a proposed $190 million-$200 million mixed-use development that will rise along Wolf River Harbor’s east bank in Uptown.

The Snuff District – its name inspired by the historic American Snuff Factory building that will be a centerpiece – also will create something new: Access to the Wolf River Harbor in Uptown that doesn’t involve bushwhacking or climbing over fences.

The development will comprise:
About 550 apartments; 75,000 square feet of office space; about 50 single-family homes similar to those across the water in Harbor Town; up to 15,000 square feet of retail space; and a river walk and park area."

Megasite sees 'significant uptick' in interest
By Samuel Hardiman – Staff Reporter, Memphis Business Journal

Quote:
"We have seen a significant uptick in interest in the megasite and are continuing our conversations with quality tenanats. What makes this unique, unlike other large projects, is because the state has so much skin in the game, we're very intentional about who that first tenant is going to be."

Snuff District revealed in new renderings
By Tom Bailey/ The Daily Memphian

Quote:
The 55-acre development will cost $190 million to $200 million and, when built out, will comprise about 550 apartments; 75,000 square feet of office space; about 50 single-family homes; up to 15,000 square feet of retail space; a river walk and park area, businessman William “Billy” Orgel has told The Daily Memphian. Orgel is leading the development group with his son, Benjamin Orgel, Adam Slovis and Tom Marsh. The development takes its name from the vacant, historic American Snuff Factory building, the renovation of which will be a centerpiece. The 260,000-square-foot building is at 46 Keel.

Hotel battle may decide future for historic police building
By Tom Bailey/ The Daily Memphian

Quote:
At the time, the company’s plan was to renovate and transform the building into a 115-room, boutique hotel. That remains Plan A. Plan B is to lease the 100,000-square-foot building as office space for a company. NCE Realty & Capital Group would renovate the building to suit an office tenant. “We are in contact with big companies that include some from California’s Silicon Valley where they complain housing is too expensive,” Fan said...

The historic police building is sandwiched between the 100 N. Main skyscraper and the future hotel site on Civic Center Plaza. How the legal disputes are settled will determine how 128 Adams will be redeveloped by NCE Realty & Capital Group, Fan said. If it turns out that ample convention center hotel rooms will be built by any or all of the other hotel companies, NCE will renovate the historic building to lease as an office headquarters, she said. But if after the conflicts are settled even more hotel rooms are needed in the civic center neighborhood, NCE will stick with Plan A and renovate for a 115-room boutique hotel, she said.

Graceland's $75 million expansion moves forward
By Bill Dries/ The Daily Memphian

The new uses in the $75 million plan include moving Graceland’s RV park, a 150-room addition to the Guest House at Graceland, a hangar for Elvis Presley’s two jets on display and a 13,500-square-foot “auxiliary building.”

Been a while since I've posted, anyhoo some possible future airport news.

Boyd predicts Memphis will get TATL within the next 36 months. Couple that with the news from a few weeks back back that Memphis tourism numbers are up including international folks.

https://www.aviationplanning.com/mon...-april-1-2019/

Now, Norwegian is in a bit of a struggle right now but if they are bought out or they fold, AIG group(parent of British Air, Air Lingus) is my bet on where all their 787s end up at. I also think Jet Blue's founder's new airline under the working name Moxy will add service from Memphis with their former C-Series, now A220s being a great plane for Memphis.

I just spent 6 weeks in Europe and yes, I spent a few days in Copenhagen and Tivoli Gardens. Just like Tivoli being across the street from their central station and Mud Island being at the front door of Memphis, I am more convinced than ever that this is the route that Memphis should take for Mud Island. I learned a bit more about how Tivoli works. Many of the food vendors are independant from the park itself, just leasing spaces that amount to basically a stationary food truck offering up different types of grub. Mud Island has many of the components already there outside of the rides. The River Walk, Amp and Museum offer up that up. Work on those and add great aquarium and a selection of top notch rides and more botanical featurea with some splash pads-water play areas, a couple of more traditional playground areas that would be free outside of the rides and an European style Christmas Market/Lights festival and you have a Grand Slam that is missing for families in the Mid South. It would draw weekend visits for all over a 5 hr radius coupled eith our world class zoo, Childrens museum, food and other attractions.

How Tivoli squeezes ever square inch out of it's confined space yet still come off as cozy but roomy has to be experiences in person. How they build a tower ride and yet put another ride underneath it and how it works seemlessly has to be seen. The way the rides are all done is a similar style but without the fance queues of disney and yet still feels much more than a carnival is amazing.

I'm still convinced having been on a couple of similar Soarin' style rides at European parks that an attraction like this that takes you on a journey down the entire Mississippi is a no brainer for either the River Museum or new aquarium with or without all the other stuff.

My solution to the Tom Lee Park controversy would be to build a, you guessed it, new stadium near Beale that could host headliners in greater numbers, thus allowing bigger acts to be booked like Bonnaroo and NOJF while incorporating a couple of smaller area in the new Tom Lee park for smaller acts but still have the riverfront presence till its time for the late , day ending acts. As you know, I wanted it to replace the Liberty Bowl and at least have a fabric roof system like Vancouver but it could be a soccer venue but needs at least up to 35,000 for concerts.
