As I mentioned, generally speaking, the big hotel chains do not buy or build hotel properties. Local people or companies do. They then sign a deal with one of the chains for the name, the booking engine, the brand standards, etc. e.g. Lakeview owns the Four Points at the airport, one of six Marriott affiliated hotels in Winnipeg.

I can't see the Fort Garry reaching Westin brand standards without a huge renovation budget. To me, a better idea would be to sign on with one with one of the Hilton or Marriott soft brands. The general idea is to still appear as an independent hotel, however you are part of the chain's loyalty system. As noted, this would be a huge driver for business. I realize that they are very different buildings, but for something along the lines that I am thinking take a look at the Hotel Saskatchewan, an Autograph Collection Hotel by Marriott in Regina:

It was part of the Western International Hotels chain, which shortened its name to Westin in the 1970s and gave that name to its hotels.

The hotel itself would have always been owned by Lombard Place, i.e. the Richardsons, no?

Yes. It was built by the Richardson’s and sold a decade ago.

Yes, Richardson family owned it and then it changed hands when it was for a time called The CP Lombard then Fairmont.
Fairmont does usually own properties that resemble Fort Garry and Westin more on the contemporary sightly side. So it could happen as Westin has wanted back in our market for awhile. but |I think they want a new build..Regardless, I still would love to see a new hotel build @ 416 main in a few years

The Albo's originally bought the former Winnipeg Club (now Yoga Public) with a plan to expand their banquet operations there as demand at the time was exceeding capacity at Fort Garry Hotel. Before those plans got off the ground an opportunity became available for the Albo's to take over the banquet operations at Fort Garry Place on the 6th floor. Not sure exactly what lead to it but the handover to the Albo's resulted in the somewhat awkward 5th floor access to the event space. It is awkward as the attached parking structure only has access to the 6th floor. This means parking in the building requires going to the ground floor, changing elevators and going back up to the 5th floor. It also means the feature glass elevator no longer accesses the event space.

The purchase of the Vendome hotel is likely a speculation position as it would give them close to a full block of somewhat prime and under utilized land. Being primary developed buildings also brings in some revenue streams while they wait for the right opportunity to come along. It is also possible they are selling their interest in the Fort Garry Hotel (and presumably the Fort Garry Place interests too) as part of a larger vision to fund something on Fort St.

In terms of the Fort Garry Hotel itself, there is lots of the original elements still there that make it an amazing venue. That said things like fixtures are really feeling tired now and the place would benefit significantly from a major infusion.

so looks like the watkins will be getting rebuilt or new windows soon see all the windows have catilog tags on them.

anyhow

This probably just proves how transformational this project is in terms of improving streetscape and density. I imagine people would say the same things when they see TNS and 300 Main being completed, and realize Winnipeg today is no longer the same as itself from 10 or 20 years ago.

And Birt Saddlery. Interesting. The Antiques and Funk building was mentioned recently. Maybe they could make a pitch to buy and redevelop both into something like the thing on Princess. One new and one old building.
