Developments stuck in planning board hell:

30 & 40 Cottage Street, 693-701 & 703-707 Newark Avenue
Proposal to construct a 25-story mixed use building containing a 120 room full-service boutique hotel with a lobby and a café, rooftop event space with outdoor seating, 263 residential units with a fitness center, 6,000 square feet of retail space, and 100 parking spaces.

30 Journal Square
To amend (Case No. P16-054) Preliminary and Final Site Plan approval to eliminate four floors of office space, reduce loading space and parking access areas, decrease parking spaces from 436 to 372 spaces, reduce the building height from 779’ to 718’, and increase the residential units from 741 to 745.

(I actually hope this request is denied. Make them build the original 779ft proposal with the office space!)

The only interesting thing I see is a lot of errors

From top of map:

- 132 and 134 (Van Leer North, 100 Hoboken Ave) are not complete, but are under construction

- 131 (The Enclave) is complete

- 60 and 145 (Park and Shore) both complete

- 191 (The Beach) under construction.

I could go on.

I'm somewhat surprised that both #70 (143 Christopher Columbus midrise) and #160 (Marriott hotel between the two Vantages) are still on the map, although the previously mentioned errors make me somewhat hesitant to believe they are still active.

I'm curious as to what #185 in the Metropolis Towers parking lot is (labelled "Proposed Development"..so helpful), but it could be part of the cancelled Whole Foods proposal.

Wherever you found this map...can you also find the Journal Square and Bergen-Lafayette ones?

Interesting to see 55 Hudson Street still there all these years. Thats the supertall proposal. I wonder who the developer is

The great mystery!

Then there is 20 Carbon Place, a 12-storey, 450-unit building. It's by NJCU and the West Side Light Rail stop. It will be the tallest building in the area. I never really ventured to that part of town when I lived in Journal Square, but from the looks on Google Maps it can use this investment.

The site looks like dilapidated warehouse where one would get murdered by gangsters and its across the street from an fugly surface lot.

Anyone willing to maintain a list of current u/c, approved, proposed, and stale proposals?

Maybe we can start with everything over 40 floors and work are way down? I use to do it back in the day, but I no longer live in JC.

Any ideas of further Hudson Exchange projects? The Vyv towers were the first project which are all but complete.

I was by Grove Street today and am in complete awe of how dense and bustling this area has become in the past -/+ 2 years. It's definitely a complete success story in increasing density and fixing urbanist/planning errors that were made in the past. The amount of construction in a compact area is no joke, and the amount of new restaurant is also quite impressive. It must be the fastest growing area of the NY metro in regards to population growth.

Rafael Vinoly Architects Designs Major Court House Complex At 595 Newark Avenue In Jersey City

The Hudson County Improvement Authority has revealed new renderings of a sprawling courthouse complex designed by award-winning architect Rafael Viñoly. Set to debut in Jersey City by 2023, the Frank J. Guarini Justice Complex will replace the existing Hudson County Administration Building at 595 Newark Avenue with a mix of judicial spaces and public grounds.

When complete, the main building will comprise 24 courtrooms, office and administration spaces, jury rooms, and areas for the city’s Sheriff’s Department. Public spaces include a food court, a library, training spaces, a 459-vehicle garage, and a three-acre public park.

The renderings show a long Structural Expressionist building that is bisected by an open atrium at the lower levels. The design is dominated by large concrete pillars supporting a multi-story massing clad in glass with metal cross bracing.

As reported by Jersey Digs, the scope of development also includes the realignment of several streets and intersections to accommodate the judicial complex and the new public park.

City officials say construction is currently on target to finish by 2023 with total costs hovering around $345 million. At that price, the development ranks as one of the largest-ever publicly funded projects in New Jersey.
