Thanks mcminsen as always, great pics but the horrid mess of spandrel, mullions, canopy supports and like makes me sick to my stomach and is painful to look at, looks like 2002 design gone insane, yuck!!

Yes, agreed on the 'busy-ness' of all that. The only redeeming feature on this building IMHO is the curves on the tower. That much I like.

Thanks officedweller for the update. That's cool: something different in the neighbourhood is always a huge welcome.

He has a location in Dundarave that I have made the trek out to a few times...very good butcher shop! Will be great for the neighbourhood as there isn't any competition that I can think of.

City of Vancouver opens new 11,000-sq-ft non-profit artist studio in downtown
Kenneth Chan |Dec 6 2019, 5:34 pm

An 11,800-sq-ft artist production facility has opened within the base of the recently completed Tate Downtown condominium tower in downtown Vancouver.

Howe Sound Studios at 1265 Howe Street, complete with affordable studio workspaces for over 20 artists, is operated by non-profit cultural organization 221A. The facility is owned by the City of Vancouver.

The hub is largely dedicated towards visual arts production, with facilities such as two kiln-compatible studios and two sound-isolated studios designated for audio practices.

Nice to see pictures of the interiors finish product. Worked many hours (into days) in this lobby. At the time only an exposed concrete structure and the catwalk with temporary guardrails.
The main tower lobby during construction looked impressive. Not sure if it's accessible to the general public but I'd be curious to see how it turn-out.

I think the interior of the lobby or gallery would be better enhanced by having the brickwork similar to the exterior of the building being used on some of the walls and columns. Currently the space does not feel artsy at all, although it isn't impossible to fix all that.

As a sound studio, exposed brick may not be in theme with all music genres anyways.

There are individual studios off on the sides that do not need to have exposed brickwork. However, the central lobby space can see a better-looking interior, IMO, of course.

Someone is trying to get $7,500/month from an odd-shaped sub-penthouse with the tiniest third bedroom I have ever seen. The unit is clearly aimed for short-term renting.

That third bedroom should have a single bed, a crib or a desk in it for the staging.
Being off the kitchen like that, it's probably a solarium/den.

Nice wide open views though.
The lower mullion isn't bad (not a good as full height glass but no waist high mullion).
A mess of mullions around the dining room balcony door though (for the door and to meet the balcony railing).

What a weird penthouse with not one but TWO solariums and there is still a windowless den. This unit has been on market for at least 6 months for roughly $6,000/month. Yeah, no takers for annumit like this.

The plans really seem to misrepresent the double height areas, too.
