The official groundbreaking for 701 Montgomery, aka Skylark Apartments, will be on Aug. 13th.

The second and third floors will be leased as office spaces. A dedicated parking lot adjacent to the block will provide off street parking for users.

At yesterday's city council meeting, the team behind this new mixed-use project unveiled their vision for the 27-acre site on Hutchinson Island. The project will be built in 3 phases and will contain a total of 700 residential units, a 160-room hotel, 45,000 sf of retail space, greenspace, marina, fitness center and a 70,000 sf medical/technology building. The first phase is expected to start construction by Summer 2020. It will feature a marina, 199 apartments, 154 rental flats and townhomes, 20,000 sf of retail space, and 8,500 sf restaurants and greenspace. Below are renderings and a link to the presentation. This project will certainly help transform Hutchinson Island and will act as a second "Downtown" for Savannah.

Savannah is a magnificent city. I think that it and Charleston are the best cities in the South.

“The overall Canal District when it’s developed should create economic vitality and immense opportunities for not only this area but for the entire city,” Johnson said. He stressed the project would be helpful to the community, not harmful.

“This will not be a gentrification project this will be an enhancement project for all to enjoy,” Johnson said. “I’m tired of waiting, let’s get this done.”

City Manager Pat Monahan said the $165 million sales-tax funded project is being paid for in large part by visitors through the revenues from the 1% Special Purpose Local Options Sales Tax and car rental taxes. “About 60% of this project has been paid by visitors,” Monahan said. “No property taxes have been spent.”

“This project is an economic catalyst and a source of pride (for the community),” Monahan said.

Mayor DeLoach said he is grateful to all who have “stayed the course” on the project.

The Georgia Ports Authority has announced plans to establish a new container port on Hutchinson Island across the Savannah River from the GPA’s 1,200-acre Ocean Terminal.

The 200-acre expansion will bring the Port of Savannah’s annual capacity to 11 million twenty-foot equivalent container units (TEUs), up from the current 5.5 million TEUs a year.

“It’s a big deal. Hutchinson Island can offer between 2.5 to 3 million TEUs of capacity and we’re really excited about it. We already own the land and it can be rail served, which is exciting,” GPA Executive Director Griff Lynch said Thursday during the annual State of the Ports address at the Savannah Convention Center.

“It’s going to be a great project.”

It will be 2026 or 2027 before the new port expansion is operational and Lynch said the expansion would be about a $1.8 billion investment for the GPA.

Development news for 7 October. A developer is proposing to build a 156-room hotel at 220 E. Bryan St. The project also involves the relocation of a historic building located at the corner of E Bryan and Lincoln Streets. I doubt this project will get approved.

A developer is planning to make alterations to two buildings at 119 Bull St. The property contains two separate buildings on one parcel and will be internally connected at the ground floor. The Bull Street building is currently two stories high and exterior work is limited to alterations of the three facades. The State Street
building is currently three-stories high; the applicant proposes to remove and replace its front and rear facades and add a 4th-story and a mezzanine level to the top of the building.

The Hutchinson Island project is moving forward...

A $400 million mixed-use development on Hutchinson Island got a needed approval on Nov. 7 when city aldermen and the mayor voted unanimously to an agreement for infrastructure.

The property, known as parcel 5, is about 29 acres in size and is owned by Savannah Harbor Partners, LLC. , SHP. Plans for the master-planned development include a mixed use of commercial and residential spaces, a marina, a hotel and a 9-acre public riverfront park. The marina will be east of the Westin Savannah Harbor Golf Resort and Spa.

The project will be completed in phases with the first phase planned to begin in the spring of 2021.

I was able to find a rendering of the proposed Bryan St Hotel. While the design does look nice, I'm still opposed to the relocation of Abe's on Lincoln. The hotel will be 7-stories and have 156 rooms.

The Savannah-Chatham County Public School System is putting their Administrative Building on Bull Street in the heart of the Historic District up for sale. The RFP's are due by February 11th. I could see this becoming a mixed-use development. This will be huge for Downtown Savannah.

The 1.44 acre property houses a three-story, 104,750-square-foot building and is in the heart of the city, bordered by Bull, Drayton, Oglethorpe and Hull streets.

The property occupies an entire city block, overlooking Chippewa Square to the southwest. The two connected buildings on the property have occupied the space for over a century. The eldest of the two was built in 1788; the newer building went up in 1908, and includes a basement.

The property also houses a 54-space parking lot.

I went to Savannah yesterday and I was amazed at the amount of construction I saw. Lots of projects have finally gotten underway.
