539 Homes in Towers up to 470 ft Proposed Near Burquitlam Station

Another major redevelopment has been proposed for the growing cluster of density around SkyTrain’s Burquitlam Station in Coquitlam.

A rezoning and development application by local developer Townline and Quadreal Property Group for 675 North Road — approximately one block south of the station — proposes to construct a 470-ft-tall, 45-storey condominium tower and a 200-ft-tall, 18-storey rental housing tower.

There will be 539 homes, including 385 market condominiums, 134 market rental units, and 20 social housing units.

On the ground level facing North Road, there will be approximately 18,000 sq. ft. of retail and restaurant space.

ah that spot next to Lougheed Heights. The whole of North Road will be like that, all the apartments and condos either have proposals or are awaiting to start. It's crazy to see whats going on since I have lived in the area since 1991.

The darker theme looks really nice and will add some variety to the area.

this area is filling up, there are going to be close to a dozen towers in this area alone.

ERA set to transform Maple Ridge

When complete, the project being established by Johnston Meier and SwissReal Developments will also include parks, amenities like an amphitheatre and retail and commercial units. The first phase includes 143 market condos and townhomes and 49 rental units.

KATHLEEN FREIMOND Updated: October 19, 2019

An enormous master-planned community called ERA is poised to transform downtown Maple Ridge, eventually becoming an amenity-rich neighbourhood with some 1,000 homes.

When complete, the project being established by Johnston Meier and SwissReal Developments will also include parks, amenities like an amphitheatre and retail and commercial units. The first phase includes 143 market condos and townhomes and 49 rental units.

Peter Hildebrand, principal at Iredale Architecture, says the city’s designation of the southeast corner of the site on the corner of Dewdney Trunk Road and 224 Street as the new civic centre of Maple Ridge is the impetus behind the seven-phase ERA development.

Hildebrand notes that Maple Ridge’s location between the dense urban environment in Vancouver and communities like Chilliwack and Hope in the Fraser Valley influenced the master plan and the architecture.

“We wanted to have a sensitive approach that touched down gently. The result is a less dense site, and that has allowed us to be more flexible in the outdoor space, introduce more space between the buildings themselves and create meeting areas in the landscaping to foster neighbourliness and create a truly livable community,” he says.

To be fair, Surrey Memorial looks better in person than it does in pictures (the curve barely shows up in pics). Also they're hospitals - we care more about how they function on the inside.

Really? Because then they should just be building plain concrete boxes. Sounds like a lame excuse. We get these weird crappy designs that are just for aesthetics and cost money. Montreal seems to have built some decent ones.

This. Take the Canada Line station entrances as an example. Clearly, they were built to reduce cost, but they are functional and not actively ugly, and no doubt they were in fact cheap to build which is a legitimate consideration.

But the ugliness of buildings like this is more about the architecture profession's arrogance in assuming that anything the 'common man' will like is too common for them and their architecture friends, so they have to build something 'avant-garde' -and since people have been building things for a long time, all the good (not ugly) designs have already been done, so the only room left for 'innovation' is innovation into ugliness.

Similar to the banking industry in a way, in the sense that all the good designs are known, so innovation almost always leads to failure, except in banking the 'innovation' is done for short term profits while in architecture it seems to be done to play to the gallery of fellow architects and hangers on.
