Makes sense honestly. Strata corps can make or break a development. You get some Strata corps that are on the ball and know investing/spending now on things that need to be done will save owners in the long run and property values. But there are also Strata corps that do jack squat and push things off.

I've even seen it where you get a few investors on the Strata who convince through proxy a bunch of owners to push off fixes or renovations only because they are planning to sell their units and don't want to absorb a big expense, would rather drop it on the new owner.

Happened at my parents' Townhouse complex where two owners convinced a large amount of owners via proxy to do just that, defer a major expense 1 year which meant it would cost a bunch more the next year, then they up and sold their units less than a month after the council decision to defer.

Ugh those retail units are soulless. Wish cities would allow tenants to alter the exterior. Instead we are left with these bland generic blocks

Serious question: why did hospital architecture become so utterly atrocious? This, Surrey Memorial, and the Women's + Children's are disasters. Is the cause as simple as the reign of design-by-RFP processes?

Same reason density gets hindered anywhere else, right?

It's not too bad - all the space coloured white means almost ten square klicks of mixed use.
