Huge Procter & Gamble warehouse taking shape on I-45 south of Dallas

Quote:
The biggest warehouse under construction in North Texas is hard to miss.

The more than 1.5 million square foot industrial building stretches along the west side of Interstate 45 at Mars Road in Wilmer, south of Dallas.
Quote:
It’s in the same area where Ace Hardware just opened its new regional distribution center and where Kimberly-Clark and Georgia Pacific are looking at new warehouse locations.

And it’s right across the street from Whirlpools regional warehouse.

Fort Worth Looking To Expand, Build Convention & Visitor Spaces

Quote:
Mayor Betsy Price admitted, “The demand is for bigger conventions that we just don’t have the hotel space or the convention center space to handle it.”

The Fort Worth Council will soon see plans for a new, modern arena where the old one stands. There would be a plaza built around it and a new hotel. There could also be incentives for the Omni to expand. But there are questions — like how much would the city pay — if anything — to build a new hotel?

“Obviously, looking at whether we get in the hotel business, which nobody has committed to at all,” said Mayor Price about what issues the council will want addressed. “How do we get an adequate convention center hotel here? What will it take and what will be the appetite to build it?”

Plano Expedites Traffic Review After Toyota Announces Relocation

Quote:
More building and development is on the way. The man who developed the popular and successful Shops at Legacy says he plans to keep growing. Karahan Companies President and CEO Fehmi Karahan said, “I’m thrilled with excitement.”

At the vast undeveloped northwest corner of the Highway 121/Sam Rayburn Tollway and the Dallas North Tollway, Karahan plans to develop offices, apartments with retail stores on the ground floor, and condos.

“We think that we will see two or three with mid to high rise condo towers. That being said, it will be anywhere from eight floors to 20 stories high. We think that the office towers can be eight to 20 stories high.” Karahan also plans on building two hotels, including The Renaissance Hotel that is set to open by 2017.
He hopes the second hotel will be a five star brand.

Businesses Eye North Texas As Developers Enjoy Building Boom

Quote:
The announcement that Toyota will be relocating its headquarters in Plano is big news, but developers and analysts say the news just adds to a bigger picture. Big-time builders like Lucy Billingsley says the Dallas area is in the midst of a building boom and it means tens of thousand of jobs are here and more are coming down the pike.

Billingsley gets excited when she talks about Dallas. Especially now that she’s juggling nearly a dozen big construction projects in that city, Farmers Branch, The Colony, Irving and Plano.
Quote:
For the time being, local businesspeople aren’t complaining. Because right companies from all over the globe continue to take an interest in North Texas.

I think the crane has gone up at Trinity Terrace in Fort Worth.

Correction: there's new construction going on at the medical center.

New Uptown tower raises the bar for design and project cost
By Steve Brown stevebrown@dallasnews.com
8:46 am on June 19, 2014

Construction is kicking off on the most expensive Uptown development in more than a decade.

Crescent Real Estate Holdings’ $225 million office and retail project at McKinney Avenue and Olive Street attracted a crowd for its start Thursday morning.

The 530,000-square-foot, 20-story McKinney & Olive development is on one of the last large empty blocks located just north of downtown Dallas.

While the office tower is the most prominent part of the project, it’s the lower floor retail and restaurant center and almost one-acre outdoor public space that will set the project apart from other buildings in the area.

Acclaimed international architect Cesar Pelli and his team spent time getting to know the neighborhood and visiting buildings along McKinney Avenue before coming up with the design.

“We think this is a very pedestrian area and we want to celebrate that,” Pelli said. “When you drive by, this is going to catch your eye.”

The lower two levels along McKinney and Olive will be clad in transparent glass to open the project up. The parking garage at the corner of Olive and Cedar Springs Road will also be wrapped with shop and restaurant space on the ground floor.

That crane is for the Cooks Children expansion, just a wee 6 storey building on the top right of this image.

The Trinity Terrace expansion is scheduled for groundbreaking in November. This is Fort Worth remember, takes at least 5 years for a proposal to come into fruition

By Steve Brown
stevebrown@dallasnews.com
7:02 am on June 9, 2014

Quote:
Crow Holdings is continuing its makeover of part of Dallas’ Maple Avenue – this time with a retail project.

The investor restored this historic Old Parkland Hotel campus and built a series of office buildings between Maple and the Dallas North Tollway.

Now Crow Holdings is constructing a restaurant building and preparing to do another retail project on Maple.

The building under construction on the corner of Throckmorton will house Herrera’s Café, the family restaurant that’s been on Maple for decades.

Crescent kicks off very 'sexy' $225M Uptown tower

Jun 19, 2014, 2:51pm CDT UPDATED: Jun 19, 2014, 3:23pm CDT

Quote:
After years of waiting to break ground on the vacant city-block site next to The Ritz-Carlton in Uptown, Fort Worth-based Crescent Real Estate Holdings LLC started its $225 million Uptown tower Thursday.

The 20-story, 530,000-square-foot office and retail tower at McKinney and Olive streets -- named McKinney and Olive -- is the first commercial building in Dallas to bear the design of famed architect Cesar Pelli. Ultimately, the tower will be "a sexy addition to Uptown," said Crescent CEO John Goff.

"This will help us provide customers the ability to retain the best talent in a competitive job market," said Goff at the project's groundbreaking ceremony. "In addition to serving our customers, we will address the neighborhood and the community that lives and works in Uptown."

The project goes beyond a typical office tower, he said. Crescent has earmarked about an acre of the project at the northeast corner of the 3.1-acre site at Cedar Springs Road and Olive Street for an outdoor gathering space. The firm has hired Klyde Warren Park architect Jim Burnett, principal of The Office of James Burnett, to design the piazza-like setting.
The tower also includes 50,000 square feet of upscale retail destinations for the neighborhood. Goff said he's not quite yet ready to disclose the names of restaurants and retailers looking to land at the tower.

The Walton Group of Cos., a Scottsdale, Arizona-based family-owned real estate investment and development group, has purchased 1,755 acres of land from the Texas General Land Office in Tarrant County for a massive master-planned community near the Chisholm Trail Parkway.

The $1.4 billion, 27-mile Chisholm Trail Parkway will open this part of Fort Worth for developments such as this project.

"With over 25,000 acres of land under administration in Texas, Walton is committed to getting more involved in Tarrant County and working with local officials to expand economic opportunity in the region," said CEO Bill Doherty, in a written statement.
This development will be the first of many projects seen along the Chisholm Trail Parkway, said Jungus Jordan, a Fort Worth City Council member.

Gearbox Software plans to move its headquarters from Plano to Frisco at the completion of a new office building development near Toyota Stadium.
The software company plans to move into the 166,051-square-foot building at Main Street near the Dallas North Tollway in Frisco Square by next year, which will be an exciting move for Gearbox, said President Randy Pitchford.

"We're convinced that Frisco Square is the perfect environment for Gearbox Software's new headquarters and we are eager to break ground, build out and move in so that we may join the community and bring everything we can to the city as a Frisco business and as Frisco citizens," said Pitchford, in a written statement.
The development will be the latest addition to the 147-acre mixed-use development, Frisco Square. The project includes a five-story parking structure and retail, restaurant and fitness amenities. Dallas-based O'Brien Architects is the project designer.

At the completion of the project, Frisco Square will total as much as 4.4 million square feet of apartments, office, retail and government space within the pedestrian-friendly development.

Anybody else notice the absurd irony in the following statement? Seems a bit strange coming from such a celebrated and accomplished architect.

Quote:
“We think this is a very pedestrian area and we want to celebrate that,” Pelli said. “When you drive by, this is going to catch your eye.”

East Dallas church being redeveloped into new prep school

Candace Carlisle
Staff Writer-
Dallas Business Journal
Jun 25, 2014, 8:12pm CDT UPDATED: Jun 26, 2014, 6:33am CDT

Quote:
The former St. Luke Methodist Church campus has been sold to Reconciliation Academy, which plans to redevelop the 96,000-square-foot church into a preparatory school.

Terms of the deal for 6211 E. Grand Avenue were undisclosed.

"We had several developers interested in tearing down the church and building either apartments or townhomes, but the neighborhood would not support it," said Lane Kommer, an associate in Henry S. Miller Brokerage's land division, in a written statement. "It really came down to finding the right user."

That new property owner was found in Reconciliation Academy, who plans to retain the building's architectural details and redevelop it with a new community-centric purpose. And the new campus gives the academy room to grow, said Leonard Brannon, CEO and superintendent of Reconciliation Academy.

The other sides seem a little blocky, but I like the building from this angle. Thanks for posting!

I don't get areas like this. Some of Uptown is walkable and pedestrian friendly......but a lot of Uptown is like these pics. It looks like high density development separated by 6 lane streets, narrow sidewalks, 20-30 foot setbacks, and no ground level retail. What's the point of packing everybody in if there is no reason to walk around?

I see what you're saying, but there's a lot of stuff to walk to in the area around where those photos were taken, I just think the photos don't show the area well. That end of Uptown is the area that is developing the most right now. There's some nice projects going up around there. The sidewalks, setbacks, wide roads are pretty much common in any of the large sunbelt cities unfortunately. It's a product of these cities in the early stages of becoming more dense.
