Nice midrise. It's still a very car centric area until they replace the strip malls with mixed use commercial/residential, so that intersection with Springfield is going to get a lot worse. There really needs to be a full traffic light there. Looks like 120 apartment units average 2 people per unit and 20 townhouse units average 3 people per unit, that's potentially up to 280 additional cars getting in and out of Benvoulin Court.

I like that Benvoulin Rd mid-rise. I wonder if it will be timber on concrete podium or all concrete?

Yes it will be timber. It also needs a height variance, but this means it will supposedly have more affordable units if it gets approval. Hopefully there will be some eventual improvements to the nearby intersection

Can you post photos of Landmark 7's progress sometime? Thanks!

Few more from this morning:

Development at Clement and Richter. So much going on at this block, I'll take a walk down soon and get some more shots.

One Water Street - looks like Tower 2 is about to kick off, the third floor podium pour was completed this week.

Self Storage building on Richter

Brooklyn on the fourth floor already!

Couple of developments back to back close to Gordon and Sutherland.

Landmark VII

One Water

According to the Water Street developer, Tower Two will begin as soon as Tower One is topped off. Current estimate of starting vertical is late spring this year.

So not development related news but I will officially be moving back to Kelowna in April. I mean it was going to happen regardless but it feels more real now that I have work lined up.

Not sure if anyone's seen this yet, but Argus is proposing to submit a third airport hotel application. Probably a similar 4-6 storey hotel (160 additional rooms). One thing to note on this image below is that the zoning is still keeping space around the highway intersection for the future interchange, which hopefully isn't too far away from reality.

Also that's exciting Dkaz, looks like you can also send us some more picture updates soon?
