Crazy. The western side of River North filled in rather quickly.

It still has a pretty long way to go before it's really filled in, but it has made great progress.

North of the river the east/west streets especially in many areas make you feel like you could be in a medium-sized sun-belt city. This model is creating an abundance of huge gaps and stifling the possibility of future depth and canyonization. There is too much stretching and breathing going on downtown.
...
What is your complaint about that stretch of LaSalle? Could it be denser - especially the HoJo replacement? Probably, yeah. But the density it now has is way higher than it was and enough to create Paris-levels of density and pretty good interface with the street. They're new enough that they're just not fully filled in yet. I'm actually surprised at how well the LaSalle side is going, considering Wells and Clark are better liked for pedestrians just because they're smaller.

Too many lots are way too large in relation to the scale of the project proposed for them.

353 W. Grand and 312 W. Huron are prime examples of this. With 353 W. Grand at minimum the tower portion should rise at the Grand/Orleans intersection diagonal from the high-rise at 330. These common configurations create huge gaps and stop Chicago from feeling overwhelming to most people.

That lot deserves much better.
IIRC, the tower at 353 W. Grand was moved to the rear of the site after complaints from residents of the Sexton lofts who would have had their views blocked by a tower on that corner.

Strangely, developers also think they can more easily rent or sell units that have a view of something other than an identical tower 40 feet away.

Yeah I don't think it really matters which end the tower is on anyway. The parking podium situation however is egregious.

That would definitely make sense. Good catch

Developer breaks ground on apartments near McCormick Place
Draper & Kramer plans to open the 275-unit tower two blocks from the convention center next year, but has shelved its plan for a neighboring hotel.

DANNY ECKER

Quote:
A Chicago developer that rolled out a plan three years ago to build an apartment and hotel complex two blocks from McCormick Place has begun work on the residential part but is putting the hotel on ice.

After closing on a $69 million construction loan, Draper & Kramer broke ground last week on a 24-story apartment tower at 2111 S. Wabash Ave. and plans to open the 275-unit building in summer 2020, the developer said.

It's a long-awaited start to a project that won City Council approval in 2016, when the plan included both the apartment tower and a 144-unit hotel next door at the northwest corner of Wabash and Cermak Road.

Since then Draper & Kramer has been sitting on the sidelines watching the surrounding area mature with a new CTA Green Line station, two new hotels next to the convention center and the debut of 10,000-seat Wintrust Arena a couple blocks away—centerpieces of an entertainment district the city has been trying to stimulate in the neighborhood.
Quote:
Polich said Draper & Kramer amended its planned development for the site last year to split it into two phases and shelve the hotel because it sees more demand for higher-end rooms than the extended-stay hotel it had been eyeing for the site.
Quote:
Meanwhile, the developer has its hands on a megaproject nearby at the former Michael Reese Hospital site just south of McCormick Place. The city selected the firm in 2017 to be part of a team formulating a plan to redevelop the site.
