I am too, I do too. But I'm not surprised. Despite what's going on, people are still moving here and developers remain bullish about Austin. I am surprised how after only 11 months of us talking about it, that we may be close to this happening. Most of the time we have 2 to 3 years to talk about a project before a shovel of dirt is turned. I also really like the location of this. Awesome spot adding height and density and a tall neighbor for Frost.

Another positive sign for this one. A request for a one year right of way closure on 2nd St and Brazos St beginning 12/15/20 was filed today. This type of permit is not typically filed unless a project is a go.

I would say the Linden is first. The 12th & Red River Hotel (being called Waterloo Hotel apparently) may be second although it didn't break ground in September as planned at last word. Then it's either this project or Symphony Square. But Symphony Square is still waiting for approval. After these four, we may end up with a clear delineation between the current boom and the next boom.

All I know is that both the Site Plan and Plan Review appear very close to being approved. This is one of only a handful of large projects that have been moving steadily through the approval process during the pandemic. Most of the big projects stalled out in June and July and have had no site plan updates since the Summer.

So we are going to have almost identical buildings, both from the same company, only difference would be coloration but essentially they are nearly the same height. Might as well place them next to eachother since they are twins lol.

All Hanover and Hanover-adjacent buildings seem to be in good spots. Hanover Republic Square obviously, and now Hanover Brazos, and even 84 East which is clearly a kissin' cousin, is moving pretty steadily.

The approved elevations were made public. They are dated September 2020. The height is 513' (rounded) from the side with a public entrance. But the site is not completely flat, so the tallest part of the building may be 514' or 515'. I'll let ILUVSAT and others chime in before we put the "Official SSP Height" in the thread title.

Another good sign indicating that this will be starting soon...

About 40 building permits for floor finish outs were filed today. These permits are often filed after a project has already broken ground.

Not that we need much more confirmation that this project is a go, but the Plan Review was approved and released today, and around 100 more permits for floor finish outs were filed today as well.

I would think a groundbreaking announcement is forthcoming. But Hanover seems to be a low profile developer. That's probably because they build rentals. It's those condo developers that are noisy and love press releases.

The permit for right of way closures around the site I linked to in a previous post has a start date of 02/15. This newly released TDRL filing shows a start date of 03/01.
