Probably related to the brand and moving away from premium real estate. They also closed a store on Madison Avenue in NYC a few years ago.

The 2015 5 Year American Community Survey data is out from the US Census, which means being able to estimate some things by Community Area. I did some of the population changes from 2014 to 2015 by Community Area.

Here's some highlights:

* The greater downtown area is estimated to have grown 7455 people between 2014 and 2015 (Near North, Near South, Near West, and Loop) or a growth of 3.8% in 1 year. If you compare it to 2010, then it's estimated to have grown 17,284 people, or 9.3% growth in 5 years.

* 13 community areas that lost population between 2010 and 2014 gained population between 2014 and 2015. Those were Uptown, South Lawndale, Washington Park, Hermosa, Avondale, Humboldt Park, Mount Greenwood, East Garfield Park, Edison Park, South Shore, Calumet Heights, Montclare, Brighton Park. 5 of those community areas have gained enough between 2014 and 2015 to now have a net gain between 2010 and 2015.

* Austin lost enough people where Lakeview is now the most populous community area of town.

* 23 community areas that gained population between 2010 and 2014 lost population between 2014 and 2015. Those were Dunning, Oakland, Ashburn, Riverdale, McKinley Park, Chatham, Beverly, Morgan Park, North Center, O'Hare, South Deering, Norwood Park, West Pullman, Greater Grand Crossing, Kenwood, Rogers Park, Archer Heights, West Lawn, Chicago Lawn, West Ridge, Albany Park, West Garfield Park, and Austin. HOWEVER, 14 of those areas still have populations that are greater than 2010, even with a loss between 2014 and 2015.


Sorted by the change in population descending. The total people column is the 2015 population. The population change figure is from 2014 to 2015.

Thanks. Another thing worth mentioning is that the greater downtown area (Near North, West, South, and Loop) has gained just over 58K people since 2000 - which is a growth of 40%. West Town's trajectory is such that it could very well overcome its 2000 population by the 2020 census.

There's actually been a bunch of buildings sold in West Loop and downtown area in November. 126 S Jefferson, 901 W Jackson, 542 S Dearborn, 708 W Wayman, 122 S Green, 357 W Erie, 1658 W Carroll, 1640 W Carroll, 1756 W Lake, 2634 S State, 1152 W Fulton Market, 445 W Erie, 641 W Lake, 640 W Randolph, 1188 S Clinton, 207 W Hubbard, 28 N Franklin all sold within the first 2.5 weeks of November.
The DNAinfo that came to my office today reports that 807 N Orleans sold for just under $2M and 152 W Erie (site of Erie Lasalle bodyshop that is relocating to River West) sold for nearly $8.5M.

Whether the dollar amount is right or not, I don't know. But that isn't Bronzeville. Nothing north of 31st Street is considered Bronzeville. $20 million for that lot seems high even then, but it's in an area that is gentrifying and is next door to a hotel that calls itself the "Chicago South Loop Hotel," is less than a block from a Kozy bike shop, close to a hospital and IIT and Chinatown and the Motor Row developments. I imagine it's also possible it includes some of the other adjacent empty lots. So $20 million might be high, but that area is probably at least as primed for growth as actual Bronzeville is. It's also only about a 9 minute walk to the 23rd Street entrance to the new Cermak Green Line Station or 15 minute walk to the Chinatown Red Line station. Plus it has excellent highway access to the Stevenson and Dan Ryan and LSD.

The biggest thing holding it back is probably the proximity of a significant amount of public housing.

I'm a lifetime Southsider...58 years (and counting).
I reside at 30th and Indiana...South Commons, Douglas....Bronzeville.
By the way, the only significant public housing left in this part of town are the Dearborn Homes.

Hmm, it says "Previous PD" on the top which makes me inclined to say that this was Rezko's previous plan for the lot. This conceptual design looks too suburban to be by Related, there don't appear to be any offices even though they were purposed (not including the tech center), and the watercolor drawing looks too much like it's from the 2000's era

Also, no way in hell a quarter block sold for $20 million down there. A quarter block site in River North or Streeterville rarely even sells for that much already zoned for a skyscraper. Hell No.9 Walton set an all time record at $70 million for a quarter block site already entitled for a luxury condo tower in the most expesive enclave of downtown. Hell I'm pretty sure $20 million is about what Shelbourne paid for the Spire site back in the day...

You are spot on, adding to this the city's infrastructure/roads planned for the Rezko site is totally different than it was 20 years ago which was the thing that stuck out most to me on why this plan had to be an oldie
